Family home near Blainville: raising kids in Sainte-Julie
You don't choose a new semi-detached home near Blainville the same way when you have kids: the backyard, the school and the older children's independence come before the view from the living room.
If your family is considering a family home near Blainville, but on the Sainte-Julie side, here is what actually changes: schools, getting around as a teenager, parks and the house itself. Some answers depend on your future address, so the article also points out what to check for yourself.
Blainville by the numbers: lots of kids, big households
As of July 1, 2025, according to the Institut de la statistique du Québec, 23.5% of Blainville's population was under 20, compared with 21.9% in Sainte-Julie and 20.6% in Quebec. In the 2021 Census, 7,815 Blainville households were couples with children, or 34.8% of households (22.7% in Quebec), and 9.1% had five people or more. The median age, 42.0, was lower there than in Rosemère (46.4) or Lorraine (42.4).
The housing follows suit: 35.8% of dwellings have three bedrooms and 33.7% have four or more. In Sainte-Julie, those shares are almost the same, 35.6% and 33.7%. In terms of house size, changing shores doesn't mean changing worlds.
Schools: a different school service centre
This is the most tangible change. Blainville's French-language schools come under the Centre de services scolaire des Mille-Îles; Sainte-Julie's, under the Centre de services scolaire des Patriotes. According to the Patriotes' 2026-2027 list, Sainte-Julie has seven elementary schools — L'Arpège, Le Rucher, Aux-Quatre-Vents, Arc-en-ciel, Du Moulin, du Grand-Chêne and du Tourne-Vent —, École secondaire du Grand-Coteau, and the Centre de formation professionnelle des Patriotes.
The school your child attends depends on your address and the service centre's enrolment rules: nobody can promise you a school or a spot. Before you sign, ask the Centre de services scolaire des Patriotes which school serves the street you're looking at, and find out how enrolment works for a child already in school in Blainville. This isn't about comparing the quality of schools in the two cities — only about knowing which network your child will belong to.
A backyard, and two parks on site
At BÉAcité, every home has its own garden-level backyard, and several lots have no rear neighbour; a pool or spa is possible there. The project's site plan, on Geoffrion and Bissonnette streets, includes two parks and a retention pond. For younger children, the park is part of the project itself.
Around it, the Vilamo neighbourhood was designed with a promenade reserved for pedestrians, bikes and electric transport, and about 600,000 sq ft of green space, more than 15% of its area. Dense landscaping keeps backyards private.
More independent teenagers
In Sainte-Julie, local public transit is free "for everyone, at all times, on all routes," according to the City. So a teenager can get around town without paying a fare. Every home in Vilamo is less than 300 m from a bus stop, the city's walking and cycling network runs to more than 40 km, and there's a BIXI station at Parc Arthur-Gauthier. The shops on the nearby commercial strip — pharmacy, restaurants, public market, Caisse Desjardins — are within walking distance of the project.
Blainville, for its part, offers more than 80 km of bike paths and a commuter train station, which Sainte-Julie doesn't have. Both cities give young people independence, each in its own way.
Sports and the outdoors, minutes away
The City of Sainte-Julie offers free swimming lessons. Ski Saint-Bruno, with its snow school and its "Go Bambin" program, is 8.8 km from Geoffrion Street, and Mont-Saint-Bruno National Park borders Sainte-Julie. The Vallée-du-Richelieu golf course lines Vilamo. Finally, according to beacite.com, three years of free membership at Espace Tonik Nature, described as an extension of home into nature, come with the project's homes.
Family home near Blainville: which model for how many kids?
Three bedrooms is the most common layout in both cities. At BÉAcité, 405 and 423 both have three; 423 adds a finished basement that can double as a playroom. For a home still to be customized:
- the Duo cottage offers 2,018 sq ft of living space, plus an 858 sq ft basement and a garage; with the optional 338 sq ft mezzanine, it reaches 2,356 sq ft;
- the semi-detached bungalow keeps everything on one 1,006 sq ft floor, with a basement of the same size;
- the more compact Urbain model has 1,622 sq ft of living space.
The single garage and double driveway settle the two-car question, and upkeep is fully handled by the all-inclusive program. Before moving with kids: what to check, and with whom
A few questions are worth asking early, of the right people:
- the Centre de services scolaire des Patriotes: which elementary and high school serve the street, school transportation and the enrolment calendar;
- the sales director: which lots with no rear neighbour are still available, where the two parks on the site plan are, and when the home you choose can be ready;
- the City of Sainte-Julie: the bus routes that pass near Geoffrion Street, and the activities offered to young people.
Also drive the route once with the kids. Depending on your part of Blainville, it takes roughly 50 minutes to an hour to reach Geoffrion Street without traffic, and longer at rush hour: that's the time you'll need to see the friends and family who stay up north.
Conclusion
A family home near Blainville, in Sainte-Julie, means a house size just as common as in Blainville, a backyard, two parks on site and a free local bus for the older kids. What really changes is the school network: check the catchment school before you sign. For the rest, come and see with the children: the sales office at 435 Geoffrion Street is open Monday to Friday, 9 a.m. to 4 p.m., and by appointment in the evening or on Saturday or Sunday.
