A new semi-detached home near Blainville, but on the South Shore

Set table and glass of wine on the kitchen counter

You live in Blainville and a new semi-detached home near Blainville appeals to you, even if it means changing shores? The BÉAcité project is in Sainte-Julie, on Geoffrion Street, 54 to 65 km from you by road, depending on which part of town you live in. On clear roads, it takes about 50 to 55 minutes from Fontainebleau or Chambéry, and roughly an hour from city hall or the train station.

Blainville has no shortage of new construction: according to the 2021 Census, 45.2% of the city's dwellings were built between 2001 and 2021, and the City still mentions residential land available for development. What BÉAcité brings is its formula. Its single-family semi-detached homes are handed over with complete landscaping, then looked after by an all-inclusive maintenance program: BÉAcité is the only Maisons Pépin project to offer such a program with single-family semi-detached homes.

Why a new semi-detached home near Blainville, in Sainte-Julie

Den with large mirror and armchair

Blainville and Sainte-Julie are not in the same administrative region — the Laurentides on one side, Montérégie on the other — but both are part of the Montreal metropolitan area and of ARTM fare zone C, one on the northern ring, the other on the southern ring. And their households have a great deal in common.

Households that are almost twins

According to the 2021 Census, 77.7% of Blainville households own their home, compared with 79.8% in Sainte-Julie. In both cities, 33.7% of dwellings have four bedrooms or more, and a home has 7.0 rooms on average in Blainville, 7.1 in Sainte-Julie. Moving to the other shore doesn't mean changing the way you live.

Two planned neighbourhoods, on two scales

Quartier Chambéry covers 250 hectares northeast of Fontainebleau; its homes follow architectural control rules, and 20% of the area is set aside for conservation. Vilamo, around the Vallée-du-Richelieu golf course, covers 33.5 hectares; architectural standards govern how its homes look, and 15% of the neighbourhood is devoted to community and recreational space.

What changes: trains and buses

Blainville has its own station on exo's Line 12; Sainte-Julie has no train. On the other hand, Sainte-Julie runs its local transit free of charge, for everyone and at all times, on all its routes, and no home in Vilamo is more than 300 m from a bus stop.

What comes with the house

In the kitchen, a quartz counter; on the ground floor, 9-foot ceilings; in every room, large windows. Comfort comes from central gas forced-air heating and central air conditioning, and the garage has its own outlet for charging an electric car. As for the lot, it's handed over finished: grading and landscaping are included.

Three crossings between Blainville and Geoffrion Street

Every route calculated from Blainville crosses the Rivière des Mille Îles and the Rivière des Prairies, then the St. Lawrence through the Louis-Hippolyte-La Fontaine bridge-tunnel, which is undergoing major rehabilitation until 2027, with lane restrictions that change from one phase to the next. The A-25 bridge has a toll; from city hall, the toll-free route via Highways 15 and 40 takes only about two minutes longer without traffic. Routes, exits and public transit, in detail:

Move in right away or have it built

Living room with cathedral ceiling, gas fireplace and indirect lighting

In Blainville, buying a home that doesn't exist yet is a familiar process: 1,900 dwellings were built there between 2016 and 2021, and the City lists 16 builders. At BÉAcité, three timelines exist side by side: four turnkey homes for sale right away, several customizable homes ready in about four months, and 20 other homes, cottages and bungalows, still to customize. A backyard, two parks and schools in Sainte-Julie

Bright living area with fireplace and large windows onto the yard

Blainville has 7,815 households made up of a couple with children, or 34.8% of its households (2021 Census). Sainte-Julie has seven elementary schools and École secondaire du Grand-Coteau, part of the Centre de services scolaire des Patriotes; local transit is free, and BÉAcité's site plan includes two parks. When your job stays up north

Mezzanine set up as a home office, seen from above

If you are keeping a job in Blainville or elsewhere in the Laurentides, Sainte-Julie makes your commute longer: better to say so plainly. Hence the value of a home where you can work some days. 423 Geoffrion Street includes an open office; in the photos of 405, the mezzanine serves as the office. In Blainville, under municipal rules, an intergenerational home has a single civic address, one main entrance at the front and shared systems. BÉAcité Duo describes itself instead as a fine alternative to the intergenerational home: separate semi-detached houses, each with its own entrance, backyard and garage. New semi-detached home near Blainville: answers to common questions

Is BÉAcité in Blainville?

No: the project is in Sainte-Julie, south of the St. Lawrence, in the Vilamo neighbourhood, where its 50 lots run along Geoffrion and Bissonnette streets. Depending on where you leave from in Blainville, you'll drive 54 to 65 km.

Do I have to use a toll bridge?

It's your call. Via Highways 440 and 25, you cross the Olivier-Charbonneau Bridge, which has an electronic toll. Via Highway 15, the Médéric-Martin Bridge and Highway 40, there's no toll: starting from city hall, that way takes about two minutes more without traffic, roughly 60 minutes versus 58.

Can I get there without a car?

Yes, but not on weekends. Monday to Friday, string together the Line 12 train (or the 709 bus), the metro to Longueuil, an exo route to the Sainte-Julie terminus, then the T34 taxibus, which has to be reserved: about two hours and four transfers. On Saturday and Sunday, no bus serves Geoffrion Street, so you come by car, after booking an appointment.

What are the sales office hours?

Weekdays, Monday to Friday, from 9 a.m. to 4 p.m., at 435 Geoffrion Street. For an evening or a weekend, first arrange a time with sales director Eddy Guessous: 514-812-9633 (call or text) or ventes@beacite.com.

Is a new home covered by a warranty?

Yes. In Quebec, any new home sold by a builder must be covered by the mandatory guarantee plan for new residential buildings; to find out exactly what it covers in your case, ask the sales director.

What's already built on Geoffrion Street

Long dining table, chandelier and kitchen with breakfast bar

Before comparing plans, see the finished homes. At 405 Geoffrion Street: three bedrooms, a mezzanine and a rooftop terrace. At 408 Geoffrion Street, the photos do the talking: a black-spindle staircase right at the entrance, a study set apart by a glass door, a living area topped by a cathedral ceiling. At 423 Geoffrion Street, a Duo home: three bedrooms, a finished basement and a custom cellar for wine lovers. At 435 Geoffrion Street, where the sales office is, the photos reveal a residential elevator. Book a tour of all four with the sales director.

A builder honoured by the APCHQ

Thirty years of experience, over 2,000 housing units delivered — single-family homes, townhouses, condominiums — and five Domus awards from the APCHQ, among them Builder of the Year: that's Maisons Pépin. Its founder, Michel Pépin, is an engineer who has taken part in developing new homes in four South Shore cities, Boucherville, Sainte-Julie, La Prairie and Brossard. To get to know the team, see the page about the builder.

Read the plans before the drive

An hour's drive deserves a prepared visit. First open the plans for the three models. The semi-detached bungalow sits on a single level, with 1,006 sq ft on the ground floor; the Duo cottage offers 2,018 sq ft of living space, or 2,356 sq ft if you add its mezzanine; the more compact Urbain model has 1,622 sq ft of living space. Once there, you'll know where to focus.

Come and see, then decide

A new semi-detached home near Blainville, here, means a finished, looked-after house in a planned South Shore neighbourhood. The best way to judge is to see it: ask for a visit time, or reach sales director Eddy Guessous at 514-812-9633 (call or text) or ventes@beacite.com. The sales office expects you on weekdays, 9 a.m. to 4 p.m.; in the evening and on Saturday and Sunday, by appointment.
