You live in Candiac and a new semi-detached home near Candiac appeals to you, but a condo or a townhouse isn't quite what you have in mind? The BÉAcité project is in Sainte-Julie, on Geoffrion Street. Let's be upfront: Candiac isn't next door. The OSRM route planner puts it at 40.3 km from city hall, about 34 minutes in light traffic, with 24.4 km of that on Highway 30; at rush hour, it takes longer.

Candiac is growing fast. According to the Institut de la statistique du Québec, the city had 12,994 residents in 2001 and 24,920 on July 1, 2025, based on a preliminary estimate. Around the train station, the TOD district already counts 975 units built or under construction: townhouses, condos and rentals. In the 2021 Census, semi-detached houses made up 7.8% of Candiac's dwellings, row houses 7.7% and condominiums 20.7%. BÉAcité brings together 50 single-family semi-detached homes, each with its own garage, basement, private garden and garden-level backyard.

In a hurry to move? Check out the homes you can buy right now. If choosing your own finishes matters to you, a customizable home can be ready in about four months.

What a new semi-detached home near Candiac brings you

Light wood staircase to the upper floor, near the entrance

Candiac and Sainte-Julie both belong to the Montreal Metropolitan Community, but to different regional county municipalities: Roussillon on one side, Marguerite-D'Youville on the other. Choosing a new semi-detached home near Candiac means changing towns without leaving the Greater Montreal area or the South Shore.

A single shared wall

A semi-detached home meets its neighbour on one side only. At BÉAcité, every home has its own private garden, and several lots have no neighbours behind them.

Grounds delivered finished

Grading and landscaping are finished before you move in, then an all-inclusive maintenance program takes over. The sales representative gives you the details of what it covers.

A planned neighbourhood

Vilamo covers 33.5 hectares around the Club de golf La Vallée-du-Richelieu. Its green spaces add up to 600,000 sq ft, more than 15% of the neighbourhood, and a promenade is set aside for pedestrians, cyclists and electric transportation. No home is more than 300 m from a bus stop, and Sainte-Julie's local buses are free, just like Candiac's local routes.

The essentials built in

9-foot ceilings on the main floor, central air conditioning, central gas forced-air heating and a quartz kitchen counter come standard in every home.

New construction, with protection

In Quebec, a new home sold by a contractor must be covered by the mandatory guarantee plan for new residential buildings; the sales director will explain what that coverage includes.

Along the Autoroute de l'Acier, without crossing the river

Upper landing opening onto the primary bedroom

From the interchange of highways 15, 30 and 930, near the train station, you follow the A-30 east for about 24 km, then the A-20 to exit 105. The exo 14 train heads into downtown Montreal, not toward Sainte-Julie; by bus, it takes about 1 hour 26 minutes and three vehicles, on weekdays only. The full route:

Townhouse or semi-detached: one wall makes the difference

Bright bedroom with clerestory windows and full-height curtains

In Candiac, 7.7% of dwellings are row houses, compared with 1.0% in Sainte-Julie, and both Square Candiac and the TOD district around the train station keep adding more. Shared walls, yard, garage, upkeep: a side-by-side look at these two ways of living, with no preference imposed.

A room to work in

Open-concept kitchen and dining area with large windows

In May 2021, in the middle of the pandemic, 33.3% of Candiac's workers did their jobs from home, compared with 23.6% in Sainte-Julie. The home at 423 features an open office, and the optional mezzanine on the Duo cottage can hold a work corner. Ways to set up yours:

Two towns with similar profiles

Kitchen with wood island, white cabinets and lit glass cabinet

A median household income of $111,000 in Candiac and $107,000 in Sainte-Julie, four households out of five owning their home in both: the similarities run deep. So do the differences: the train station, the river and Parc André-J.-Côté on one side; Vilamo, the golf course and shops within walking distance on the other.

In Candiac, new housing comes in large phases: the TOD district awaits approval for 3,839 more units, and the city expects to finish Square Candiac in 2029-2030. At BÉAcité, four homes are ready, others will be in a few months, and 20 are still open to customization. How to choose:

New semi-detached home near Candiac: frequent questions

Is BÉAcité located in Candiac?

No. The homes are in Sainte-Julie, in the Vilamo neighbourhood, on Geoffrion and Bissonnette streets, near the Club de golf La Vallée-du-Richelieu. From Candiac city hall, it's about 40 km by road, or some 34 minutes without traffic.

Does the train from Candiac station go to Sainte-Julie?

No. The exo 14 line links Candiac with Lucien-L'Allier station in downtown Montreal, and Sainte-Julie has no train station. On weekdays, you can make the trip by bus through the Brossard terminus, finishing with a taxibus booked ahead, for about 1 hour 26 minutes; on weekends, there's no connection at all. Plan on driving for your visit.

Which homes are for sale at the moment?

Four turnkey homes are available for immediate sale: 405, 408, 423 and 435 Geoffrion Street. Several customizable homes can be ready in about four months, and 20 more, cottages or bungalows, are still waiting to be customized.

Who looks after the grounds once I've moved in?

Full landscaping comes with the home, and upkeep is then fully handled by an all-inclusive program. The sales director will give you the details.

When can I tour the model home?

The sales office, at 435 Geoffrion Street, welcomes visitors Monday to Friday, 9 a.m. to 4 p.m. Evening and weekend visits are by appointment: call or text 514-812-9633.

Four ready homes, four personalities

Open living area under a cathedral ceiling, looking toward the kitchen

405 Geoffrion Street combines three bedrooms, a mezzanine and a rooftop terrace; it's a spacious home, available now. For 408 Geoffrion Street, the photos show an office behind a glass door, a wooden kitchen island and a living area topped by a cathedral ceiling. 423 Geoffrion Street is a three-bedroom Duo with a custom wine cellar, an open office and a finished basement. Finally, photos of 435 Geoffrion Street reveal a glassed-in residential elevator and an office with an olive-green wall.

A builder who knows the South Shore

Maisons Pépin brings 30 years of experience and more than 2,000 housing units, from single-family homes to condominiums, row houses included. Its founder, engineer Michel Pépin, has taken part in building new homes in Boucherville, Sainte-Julie, La Prairie and Brossard, two towns you drive through on the way from Candiac. The APCHQ has given the company five Domus awards, including Builder of the Year. To meet the team, see our page about Maisons Pépin.

The floor plans, before the drive

Forty-odd kilometres are worth preparing for. Start by going over the floor plans of all three models — the bungalow, the Duo cottage with or without a mezzanine, and the Urbain — note the rooms that matter to you, then come and see them for real.
