A new semi-detached home near Mount Royal: a format you already know

Home elevator on the upper floor, next to a desk nook

If you live in the Town of Mount Royal, a new semi-detached home near Mount Royal will feel familiar. In the 2021 Census, 17.5% of the town's dwellings were semi-detached houses, more than three times the share across Quebec as a whole (5.3%). What's scarce in TMR is recent construction: 63.4% of its homes were built in 1960 or earlier, and only 4.1% went up between 2016 and 2021.

BÉAcité stretches along Geoffrion and Bissonnette streets, in Sainte-Julie's Vilamo neighbourhood, between Avenue des Bâtisseurs and Rue des Pionniers. Its site plan brings together 50 lots, two parks and a retention pond, with the Club de golf La Vallée-du-Richelieu right next door. The Duo cottage rises two to three storeys above its basement, with a single garage and a double driveway; the bungalow is all on one level, and every home has a garden-level backyard.

Keen to move quickly? Start with the four homes available for immediate sale. Would you rather pick your own finishes? Several customizable semi-detached homes can be ready in about four months, and some twenty more, cottages and bungalows alike, are still waiting for your choices.

Why a new semi-detached home near Mount Royal, in Sainte-Julie

Bright home office with olive-green wall and large window

The Town of Mount Royal and Sainte-Julie share neither the same history nor the same density, but they belong to the same metropolitan area and the same ARTM transit territory, in zone A for the former and zone C for the latter. Choosing a new semi-detached home near Mount Royal, on the Sainte-Julie side, means trading a bit of proximity for a lot of new space. Here is what that trade involves.

Two neighbourhoods drawn up in advance

The garden city designed by Frederick Gage Todd was incorporated in 1912 and designated a National Historic Site of Canada in 2008. Much as TMR was in its day, Vilamo was planned as a whole: 600,000 sq ft of green space, more than 15% of the neighbourhood, a promenade set aside for pedestrians, bikes and electric transportation, and architectural standards that shape the look of the neighbourhood.

Brand-new systems

A central gas forced-air system, central air conditioning, a quartz counter and generous windows: nothing to replace when you arrive, plus the protection of Quebec's mandatory guarantee plan for new residential buildings.

Outdoor space delivered, then maintained

Grading is included, so is the landscaping, and the upkeep is handled after that. Several lots have no neighbour behind them, and a rooftop terrace is among the options.

What you have to accept

In 2021, 15.4% of commuters in the Town of Mount Royal used public transit, compared with 3.8% in Sainte-Julie, where 90.2% got around by car. On weekends, no bus runs all the way to Geoffrion Street, and the Louis-Hippolyte-La Fontaine bridge-tunnel remains under construction until 2027, according to Quebec's transportation ministry.

From Avenue Roosevelt to Geoffrion Street

Living room opening onto the staircase and front windows

By car, the most direct route takes Highway 40 to the Anjou interchange, the bridge-tunnel, then Highway 20 to exit 105: 38.1 km, about 40 minutes without traffic. Without a car, your two REM stations lead to Brossard with no transfer; from there, exo route 600 and a taxibus on reservation take over, Monday to Friday only. The timings, step by step:

Renovating in the garden city or moving into new

Living room, staircase and kitchen island in an open concept

In the Town of Mount Royal, exterior work generally requires a permit, and the site planning and architectural integration program (PIIA) guides the choice of materials according to each house's style. That framework protects the character of the streets. A turnkey new home takes a different path: grading included, recent systems and the new-home guarantee. The full comparison:

Two planned neighbourhoods, a century apart

Bright dining room with a table for six

Mount Royal has 2,776.7 residents per km², Sainte-Julie 619.6 (2021 Census). One has two REM stations and some thirty parks; the other, free local transit and more than 40 km of walking and cycling paths. The everyday language differs too: French is the language spoken most often at home for 43.2% of TMR residents and 94.2% of Sainte-Julie residents. The side-by-side portrait:

A room for work, without crowding the family

Mezzanine with desk area under a high ceiling

In May 2021, at the height of the pandemic, 39.2% of workers in the Town of Mount Royal did their jobs from home. The practice has eased since, but some workers have kept it. In the Duo cottage, an optional 338 sq ft mezzanine can hold an office; the basement leaves room for other set-ups. Ideas worth exploring:

Leave the pruning shears and the ladder to someone else

Bathroom with freestanding tub and large glass shower

In 15.7% of TMR households, the primary maintainer is 75 or older (Quebec: 11.7%). Yet the town does not look after trees in residents' yards: pruning, permit-based removal and heavy branches all fall to the owner. At BÉAcité, an all-inclusive maintenance program takes over, and the semi-detached bungalow keeps the essentials on a single floor. What you should know:

New semi-detached home near Mount Royal: common questions

Is BÉAcité in the Town of Mount Royal?

No. BÉAcité is in Sainte-Julie, on the South Shore, in the Vilamo neighbourhood. From Town of Mount Royal city hall at 90 Avenue Roosevelt, it's 38.1 km and about 40 minutes without traffic. To be clear, we mean the Town of Mount Royal, not Mount Royal Park or the Plateau-Mont-Royal.

Can I get there by REM?

Partly. From Canora or Ville-de-Mont-Royal station, the REM runs to Brossard with no transfer, in 27 to 28 minutes by our calculation. On weekdays, exo route 600 then goes to the Sainte-Julie terminus, and the T34 taxibus, on reservation, stops about 90 m from Geoffrion Street. Allow roughly 1 hour 15 minutes to 1 hour 40 minutes in all. On weekends, you'll need a car.

When can I visit?

The sales office at 435 Geoffrion Street is open Monday to Friday, 9 a.m. to 4 p.m. Evening visits, and those on Saturday and Sunday, are arranged by appointment: 514-812-9633 by phone or text, or ventes@beacite.com.

How large are the models?

The semi-detached bungalow offers 1,006 sq ft on the ground floor and the same in the basement, plus a 294 sq ft garage. The Duo cottage has 2,018 sq ft of living space, or 2,356 sq ft with the optional mezzanine. The Urbain model provides 1,622 sq ft of living space on two levels.

Is a new home covered by a guarantee?

In Quebec, a new home sold by a builder must be covered by the mandatory guarantee plan for new residential buildings. The sales director will walk you through the coverage that applies to the home you're interested in.

Four ready homes, four personalities

Mezzanine set up as a home office, seen from above

Each one has its own character: 405 Geoffrion Street brings together three bedrooms, a mezzanine and a rooftop terrace; the photos of 408 Geoffrion Street show a living area under a cathedral ceiling, a kitchen with a wood island and an office closed off by a glass door; at 423 Geoffrion Street, you'll find a three-bedroom Duo home with a custom wine cellar, an open office and a finished basement; finally, the photos of 435 Geoffrion Street reveal a residential elevator and a sun-filled office. The sales director can show you any of them.

Maisons Pépin, a South Shore builder

Founded by Michel Pépin, an engineer, the company has 30 years of experience and more than 2,000 housing units to its name. The APCHQ has given it five Domus awards, including Builder of the Year. Serge Brochu coordinates the job sites, Janick Brochu leads the projects and their design, and Eddy Guessous guides buyers. To get acquainted, see the Maisons Pépin team page.

Study the plans before you hit the road

A forty-minute drive is easier to plan with the drawings in hand. Go through the detailed floor plans, level by level: ground floor, upper floor, basement and the Duo cottage's mezzanine. You'll reach the sales office knowing which rooms to compare and which questions to ask.
