FOUR HOMES TO VISIT

At 405, 408, 423 and 435 Geoffrion Street, four finished homes are waiting for their buyers.

A new semi-detached home near Boucherville, in a developing area

Living room, dining room and white kitchen in an open concept

You live in Boucherville and the idea of a new semi-detached home near Boucherville keeps coming back? The BÉAcité project is going up in the neighbouring city of Sainte-Julie, on Geoffrion and Bissonnette streets, between Avenue des Bâtisseurs and Rue des Pionniers. Getting there is mostly a matter of Highway 20: from city hall, it is 21.4 km, or about 19 minutes when the road is clear, longer at rush hour.

The semi-detached format will feel familiar: according to Statistics Canada's 2021 Census, semi-detached houses make up 7.8% of Boucherville's dwellings, above the Quebec average of 5.3%. New construction, on the other hand, is scarce there: homes completed between 2016 and 2021 account for no more than 2.9% of the stock. BÉAcité brings the two together: a new single-family semi-detached home with a garage, a basement and a garden-level backyard.

There are two ways in: the move-in-ready homes, finished and available for immediate sale, or the customizable homes, several of which can be ready in about four months.

What Sainte-Julie has in store when you come from Boucherville

Kitchen island with black sink, view of the floating glass staircase

Looking for a new semi-detached home near Boucherville doesn't mean moving far away: the municipal boundaries of Boucherville and Sainte-Julie touch, and Highway 20 connects them with no change of road all the way to exit 105.

Two cities that share a border

Beyond the shared boundary, both cities belong to the same local health services network, Pierre-Boucher, according to the Montérégie public health department. And the founder of Maisons Pépin, Michel Pépin, has himself worked on new-home projects in Boucherville before BÉAcité.

A finished home, inside and out

Grading is included, as is complete exterior landscaping. The single garage opens onto a double driveway and comes with an outlet to charge an electric car. Inside: a quartz kitchen counter, central gas-fired forced-air heating and central air conditioning.

Light and volume

Every room has large windows, and the main floor has 9-foot ceilings. Depending on the model, you can add a cathedral ceiling in the dining room, a mezzanine or a rooftop terrace. A pool and a spa are possible.

A neighbourhood made for walking

Vilamo has 600,000 sq ft of green space, more than 15% of its area, and a promenade for pedestrians, cyclists and electric mobility. According to the developer, every home is within 300 m of a bus stop, and local public transit in Sainte-Julie is free. Within walking distance: a pharmacy, a public market, restaurants, a Caisse Desjardins and medical services.

A home without chores, when the yard becomes too much

Primary suite with large windows and chandelier

Boucherville's median age was 48.0 in the 2021 Census, compared with 43.2 for Quebec, and nearly one resident in four is 65 or older. The Institut de la statistique du Québec projects that this group will grow by another 28.4% by 2041. If looking after a large property is becoming a burden, BÉAcité delivers a landscaped lot, then an all-inclusive maintenance program takes over; the semi-detached bungalow keeps most of daily life on a single floor.

Condo or semi-detached: two formats worth comparing

Entrance with wood steps and powder room

In Boucherville, 21.9% of dwellings are condominiums, almost twice the share found in Sainte-Julie (11.5%). Before settling on a condo, set it against a semi-detached home: a basement, a single garage with a double driveway, a garden-level backyard, and upkeep handled through an all-inclusive program. The comparison, point by point:

Turnkey new build or resale: the right questions

Primary bathroom with freestanding tub and glass shower

Nearly half of Boucherville's dwellings (49.0%) date from 1980 or earlier, and 4.8% need major repairs, according to the census. An established property has its strengths; a turnkey new home comes with recent systems, finished grading and the protection of Quebec's mandatory guarantee plan for new residential buildings. A checklist to weigh the two:

Bathroom with double vanity and rounded mirrors

From the Boulevard de Mortagne area, the drive is 16.7 km, about 16 minutes without traffic; from Old Boucherville, 21.8 km and about 21 minutes. No bus links the two cities directly: you have to go through the Longueuil terminus, then take exo route 350. Routes, the drive back to the industrial parks and the model home visit:

Sainte-Julie and Boucherville, side by side

The two cities share a boundary and the same local health services network. Sainte-Julie offers free local public transit and newer housing; Boucherville keeps Îles-de-Boucherville National Park and Old Boucherville, about twenty minutes from Geoffrion Street. New semi-detached home near Boucherville: common questions

Is BÉAcité in Boucherville?

No. The project is in Sainte-Julie, the neighbouring city, in the Vilamo neighbourhood next to the Vallée du Richelieu golf club. From Boucherville city hall, it is 21.4 km via Highway 20 and exit 105, about 19 minutes without traffic.

Can I get there by public transit from Boucherville?

Yes, but not directly. Several RTL routes run from Boucherville to the Longueuil terminus; from there, exo route 350 goes to the Sainte-Julie terminus. Near Geoffrion Street, only the T34 taxibus stops, on weekdays and by reservation. Check the schedules before you leave.

What does the all-inclusive maintenance program cover?

Upkeep is fully taken care of, and the lot is completely landscaped on delivery. The sales representative will give you the program details: what it includes and how it works.

Is a new BÉAcité home covered by a warranty?

In Quebec, a new home sold by a contractor must be covered by the mandatory guarantee plan for new residential buildings. Maisons Pépin inc. holds RBQ licence 8297-6796-29; the representative will explain the coverage that applies.

When can I visit the model home?

At the sales office, 435 Geoffrion Street: Monday to Friday, 9 a.m. to 4 p.m.; evenings and weekends by appointment at 514-812-9633, by phone or text.

Four finished homes on Geoffrion Street

Living room and floating staircase with glass railing

If you'd rather not wait for construction, four addresses are ready. 405 Geoffrion Street has three bedrooms, a mezzanine and a rooftop terrace. The photos of 408 Geoffrion Street show a light wood staircase, a kitchen with a wooden island and a living area under a cathedral ceiling. 423 Geoffrion Street, a three-bedroom Duo home, combines a custom wine cellar, an open office and a finished basement. At 435 Geoffrion Street, where the sales office is located, the photos reveal a residential elevator and an office with an olive-green wall. The sales director will show them to you by appointment.

Maisons Pépin, a builder that knows Boucherville

Before BÉAcité, Michel Pépin, an engineer and the company's founder, took part in new-home projects in Boucherville itself, as well as in Brossard, La Prairie and Sainte-Julie. Today, Maisons Pépin has 30 years of experience and more than 2,000 housing units to its name. The APCHQ has given it five Domus trophies, including Builder of the Year: the awards and distinctions page has the full list.

Study the floor plans at home

The floor plans of the three models show how each one is laid out: the single-storey bungalow, the Duo cottage with its optional mezzanine, and the more compact Urbain model. Locate the garage, the bedrooms and the kitchen before you come; your visit will be all the more useful.
