What a new semi-detached home near Otterburn Park changes day to day

Otterburn Park and Sainte-Julie don't belong to the same regional county municipality (La Vallée-du-Richelieu on one side, Marguerite-D'Youville on the other), but both are part of the Montreal Metropolitan Community and of the Centre de services scolaire des Patriotes. Choosing a new semi-detached home near Otterburn Park, in Sainte-Julie, doesn't mean changing regions: the drive follows Route 229 or Highway 20 to exit 105.
Less lawn to mow, just as much green
The Vilamo neighbourhood sets aside 600,000 sq ft for green space, more than 15% of its area, and its dense landscaping keeps things private. At BÉAcité, the yard is delivered landscaped, and the all-inclusive maintenance program takes care of the rest.
Montreal a little closer
Without traffic, Geoffrion Street is about 32 minutes from Montreal's Central Station via Highway 20, compared with about 44 minutes from Otterburn Park town hall. The gap is similar for the Longueuil and Radisson terminuses.
Comfort that comes standard
A quartz kitchen counter, large windows in every room, 9-foot ceilings, central air conditioning and central gas forced-air heating are all among the inclusions in every home.
Errands on foot
A commercial strip within walking distance of Vilamo brings together medical services, a public market, restaurants, a pharmacy and a Caisse Desjardins. Every home in the neighbourhood is less than 300 m from a bus stop, and Sainte-Julie's local buses are free.
The big lot, the trees and the upkeep

In Otterburn Park, the average dwelling has 7.5 rooms, and the Centre de la Nature Mont-Saint-Hilaire has identified 323 trees in town as remarkable; cutting down any tree requires a permit from the town. Buying off-plan or a home that's already built

According to the census, barely 4.5% of Otterburn Park's dwellings were built between 2011 and 2021; since then, the population has been growing fast (24.6 per 1,000 in 2024-2025, based on preliminary estimates from the Institut de la statistique du Québec). Weighing a home sold off-plan against a turnkey one means weighing timelines, choices and risks. BÉAcité offers both, plus an option in between.

Sainte-Julie means Vilamo, the golf course, free local buses and shops within walking distance. Comparable median incomes, the same school service centre: the comparison, point by point, with no bias.
