Why a new semi-detached home near Carignan?

Primary bathroom with freestanding tub and glass shower

In Carignan, the detached house is the rule: according to Statistics Canada's 2021 Census, it accounts for 80.4% of dwellings, compared with 44.6% across Quebec, and the city has no row houses at all. Those houses are roomy, too, averaging 7.8 rooms. A new semi-detached home near Carignan works differently: one shared wall, a lot that is easier to live with, and upkeep handed over to an all-inclusive program.

The BÉAcité project sits on Geoffrion and Bissonnette streets in Sainte-Julie, between Avenue des Bâtisseurs and Rue des Pionniers; the site plan calls for 50 lots, two parks and a stormwater pond. From Carignan city hall on Chemin de Chambly, the fastest route covers 26.4 km and takes about 25 minutes without traffic; at rush hour, give yourself more time.

You can come in two ways: the four homes already built, for sale right away, or the semi-detached homes you can customize, several of which can be ready in about four months.

Sainte-Julie, seen from Carignan

Primary suite with large windows and chandelier

Choosing a new semi-detached home near Carignan doesn't take you out of familiar territory: Carignan and Sainte-Julie both belong to the Montreal Metropolitan Community, even though they sit in two different RCMs, La Vallée-du-Richelieu for the former and Marguerite-D'Youville for the latter.

Regional services in common

The Régie intermunicipale de police Richelieu–Saint-Laurent serves both cities, and their French-language public schools fall under the same school service centre, the Centre de services scolaire des Patriotes. In each of them, local public transit is free for riders.

A complete home from the day you move in

Every BÉAcité semi-detached home comes with its grading, its exterior landscaping and a garden-level backyard. Inside, the kitchen gets a quartz counter; a central gas-fired forced-air system heats the house, and central air conditioning is standard. The single garage, opening onto a double driveway, has its own outlet for an electric car.

Rooms full of light

Every room has large windows, and the ground floor offers 9-foot ceilings. Depending on the model, a mezzanine, a rooftop terrace or a cathedral ceiling over the dining room can be added as options; a pool or spa is possible, and several lots have nobody behind them.

Daily errands on foot

Vilamo sets aside 600,000 sq ft for green space, more than 15% of the neighbourhood, and borders the Vallée du Richelieu golf club. A promenade is reserved for pedestrians, cyclists and electric mobility. A pharmacy, medical services, a public market, restaurants and a Caisse Desjardins are all within walking distance, and beacite.com advertises a free three-year membership to Espace Tonik Nature.

Semi-detached or detached: what you keep, what changes

Bathroom with double vanity and rounded mirrors

With 80.4% detached houses and 54.4% of dwellings having eight rooms or more, Carignan is a city of large properties. Moving to a semi-detached home means sharing one wall while keeping a garage, a basement, a backyard and a private garden; above all, it means handing the upkeep of the lot to an all-inclusive program. What to compare, and what to ask the representative:

Pre-construction or turnkey: two timelines

Double vanity on a slatted wall with two pendant lights

More than one Carignan dwelling in five was built between 2016 and 2021, nearly four times the Quebec share: new construction is nothing unusual there. At BÉAcité, four homes are for sale right now, several customizable homes can be ready in about four months, and around twenty more are still to be customized. How to choose according to your deadline:

The drive, area by area

Living room with fireplace, built-in TV and floating staircase

Carignan covers 62 km² around Chambly: depending on where you live, Geoffrion Street is roughly 21 to 37 minutes away without traffic, via Route 112 and highways 30 and 20, or along the Richelieu and through Saint-Basile-le-Grand. No bus line connects the two directly. The routes, plus the model home visit:

Two cities, two paces

Living room and floating staircase with glass railing

Carignan has its rivers, Île aux Lièvres, the Route verte and the Chambly Canal trail; Sainte-Julie offers everyday services around Vilamo, its own library and more than 40 km of bike paths. Same police, same school service centre, but two RCMs: the full comparison, without taking sides:

Two generations, each in their own home

Dining and living room opening onto the grassy backyard

In the 2021 Census, 2.9% of Carignan households were multigenerational, twice the share in Sainte-Julie or in Quebec as a whole. BÉAcité does not sell two-unit intergenerational houses; instead, Maisons Pépin presents its Duo project as an alternative to that approach. The idea of two neighbouring homes, one per generation, and what to confirm with the representative:

New semi-detached home near Carignan: your questions

Is the BÉAcité project in Carignan?

No. The homes are being built in Sainte-Julie, in the Vilamo neighbourhood, on Geoffrion and Bissonnette streets. From Carignan city hall, the quickest route (Route 112, highways 30 and 20, exit 105) is 26.4 km, or about 25 minutes when traffic is light.

Is there a bus from Carignan to Vilamo?

Not directly. According to exo's published schedules, no Carignan route goes to Sainte-Julie. On weekends, you can transfer at Promenades Saint-Bruno from route 680 to route 340, which ends at the Sainte-Julie terminus, 5.8 km from Geoffrion Street by road; that connection has not been checked in person. In practice, you'll want to drive.

Where can I find out the price of a home?

Prices aren't posted on the website. Sales director Eddy Guessous will give them to you for each home on offer, at 514-812-9633 (call or text) or ventes@beacite.com.

What protection comes with a new home?

In Quebec, every new home sold by a contractor must be covered by the mandatory guarantee plan for new residential buildings. The representative will walk you through the coverage that applies; Maisons Pépin inc. holds RBQ licence 8297-6796-29.

When can I stop by the sales office?

At 435 Geoffrion Street: Monday to Friday, 9 a.m. to 4 p.m., no appointment needed. Evenings, as well as Saturday and Sunday, are by appointment at 514-812-9633, by phone or text message.

The four ready addresses on Geoffrion Street

Kitchen and dining room under a double-height ceiling, with a home elevator

If your current house sells quickly, a home that is already built spares you the wait for construction to wrap up. 405 Geoffrion Street combines a mezzanine, three bedrooms and a rooftop terrace. The photos of 408 Geoffrion Street show a closed office behind a glass door, a kitchen with a wooden island and a bathroom with a glass shower. 423 Geoffrion Street is a three-bedroom Duo with a custom wine cellar, an open office and a finished basement. At 435 Geoffrion Street, you can spot a glass residential elevator and a bedroom with a reading nook. For everything else, a visit will tell you more than a listing.

Maisons Pépin, thirty years of building

Behind BÉAcité, Maisons Pépin brings 30 years of experience and more than 2,000 housing units: single-family homes, townhouses and condominiums. Its founder, engineer Michel Pépin, has worked on new-home projects in Sainte-Julie, Boucherville, Brossard and La Prairie. The APCHQ has awarded the company five Domus trophies, Builder of the Year among them; the distinctions page lists every one.

The plans, before you make the trip

The floor plans for the three models break down every level: the single-storey semi-detached bungalow, with 1,006 sq ft on the ground floor; the Duo cottage, with 2,018 sq ft of living space and an optional mezzanine; and the Urbain model, with 1,622 sq ft of living space. Print them, mark them up, and bring your questions to the model home.

Meeting the sales director

A new semi-detached home near Carignan is easier to judge in person than on a screen: the light, the ceiling heights, the way the rooms flow. Eddy Guessous can be reached at 514-812-9633, by phone or text, and at ventes@beacite.com; book a time to walk through the model home and the homes on offer.
