Looking for a new semi-detached home near Outremont, on the South Shore

Dining and living room opening onto the grassy backyard

You know the restaurants on Avenue Laurier, the Théâtre Outremont on Avenue Bernard and the Outremont summit, one of Mount Royal's three peaks. If the idea of a new semi-detached home near Outremont keeps coming back, the BÉAcité project is in Sainte-Julie, on the South Shore, 34.2 km from the borough hall: about 40 minutes behind the wheel, without traffic.

Why cross the river? Because new construction is scarce in the borough. According to the 2021 Census, 70.4% of Outremont's dwellings were built in 1960 or earlier, and barely 90 units, or 1.0% of the stock, went up between 2016 and 2021. The semi-detached format, on the other hand, is one you know: it accounts for 9.0% of Outremont's dwellings, nearly three times the share across the City of Montreal (3.2%).

You have two paths: buy one of the four completed homes, or start from a semi-detached home you customize, which can be ready in about four months.

What a new semi-detached home near Outremont changes

Living room and floating staircase with glass railing

Choosing a new semi-detached home near Outremont means changing pace. Yet the two settings have more in common than you might think: the same metropolitan region, a strong family presence (31.3% of households are couples with children in Outremont, 33.3% in Sainte-Julie, according to the 2021 Census) and a Monteregian hill close by.

What you leave behind

Let's be frank: in Outremont, 20.7% of commuters walk to work and two metro stations serve the borough. In Sainte-Julie, 90.2% of commuters drive. The Théâtre Outremont and the shops on Avenue Laurier will become an outing rather than a stroll.

What you gain

A new, finished home: a garage, a double driveway, an outlet for charging an electric car, a garden-level backyard and a private garden. Inside, 9-foot ceilings on the ground floor, large windows in every room, a quartz kitchen counter, central air conditioning and central forced-air gas heating.

What you are spared

Landscaping is complete on delivery, then an all-inclusive maintenance program takes over; the sales director will give you the details. In Quebec, a new home sold by a contractor must also be covered by the mandatory guarantee plan for new residential buildings.

What Vilamo puts within walking distance

Medical services, a public market, restaurants, a pharmacy and a Caisse Desjardins line a commercial strip you can walk to. Every home in the neighbourhood is less than 300 m from a bus stop, and Sainte-Julie's local public transit is free for everyone.

The road, the bridge and the metro

Open living room with the staircase and kitchen in the back

Via Boulevard Saint-Joseph, Avenue Papineau, the Jacques Cartier Bridge and Highway 20 to exit 105, Geoffrion Street is about 34 km away. Without a car, on weekdays, you can chain three metro lines, exo bus 350 and taxibus T34: about 77 minutes from Outremont station, in a Monday-morning example taken from the schedules. Both ways of getting there, step by step:

Period home or new build

Double vanity on a slatted wall with two pendant lights

Outremont's buildings are part of its reputation: the City of Montreal speaks of an "exceptional architectural heritage." A period home also needs care: in 2021, 34.8% of the borough's dwellings needed minor repairs and 8.5% major ones. A new turnkey semi-detached home starts from scratch, with the mandatory guarantee plan included. How to weigh one against the other:

A real spot for remote work

Bright home office with olive-green wall and large window

In May 2021, in the middle of the pandemic, 42.6% of Outremont's workers did their jobs from home. Across the metropolitan area, about one worker in five was still mainly working from home in May 2025. At BÉAcité, the Duo home at 423 has its own open office, and the optional mezzanine on the Duo cottage adds 338 sq ft under a high ceiling.

Less upkeep, more time

Home elevator on the upper floor, next to a desk nook

In Outremont, 30.6% of households have a primary maintainer aged 65 or older, a higher share than in the City of Montreal (23.3%). BÉAcité's semi-detached bungalow keeps daily life on a single floor, the photos of 435 show a residential elevator, and the outside is handed over to an all-inclusive maintenance program.

Room for the whole family

Outremont ranks first among Montreal's boroughs for the share of children under 15: 23.2% of its population in 2021. Among couples with children, 15.2% lived in a dwelling that was too small for them. Three bedrooms at both 405 and 423, a finished basement at 423, a garden-level backyard: enough to think bigger.

New semi-detached home near Outremont: common questions

No. BÉAcité is in Sainte-Julie, on the South Shore, in the Vilamo neighbourhood, on Geoffrion and Bissonnette streets. From Outremont's borough hall, the drive is 34.2 km, about 40 minutes when the road is clear.

Can I get there without a car?

On weekdays, yes: the metro to Longueuil, exo bus 350 to the Sainte-Julie terminus, then taxibus T34. In a Monday-morning example, it takes about 77 minutes from Outremont station. On weekends, neither the T34 nor exo route 600 runs, so for a visit it is best to drive.

The sales director can show you all of them.

Maisons Pépin and its five Domus trophies

Behind BÉAcité is a team that builds on the South Shore: Michel Pépin, engineer and founder, Serge Brochu as site manager, Janick Brochu as project director and designer, and Maxime Dépatie on design development. In 30 years, the company has built more than 2,000 housing units and won five trophies at the APCHQ's Domus awards, including Builder of the Year. The details are on the awards and distinctions page.

The plans in front of you

Before you hit the road, take time to compare the three plans on offer. The bedroom layout, the garage, the optional mezzanine on the Duo cottage: it is all there. You will reach Sainte-Julie already knowing which homes you want to see up close.
