A new semi-detached home near La Prairie: a rare format in town

Modern kitchen with white island and dark wood cabinets

In La Prairie, the semi-detached house keeps a low profile. Statistics Canada's 2021 Census counted 235 of them, or 2.1% of occupied dwellings, while the share reaches 5.3% across Quebec and 5.8% in Sainte-Julie. La Prairie's housing is split instead between detached houses (52.4%) and apartments (37.6%), with condominiums well represented at 23.2% of dwellings.

If you are looking for a new semi-detached home near La Prairie, Maisons Pépin's BÉAcité project is therefore worth the trip to Sainte-Julie. Its 50 homes line Geoffrion and Bissonnette streets in the Vilamo neighbourhood, which backs onto the La Vallée-du-Richelieu golf club. Each one has its own garage, basement and garden-level backyard, and the upkeep is fully taken care of.

Let's be upfront: the distance is real. About 33 km separate city hall from Geoffrion Street, or roughly half an hour without traffic, longer at rush hour. To see for yourself, start with the four homes available now; if you would rather pick the finishes yourself, look at the customizable semi-detached homes, several of which can be ready in about four months.

Why a new semi-detached home near La Prairie, on the Sainte-Julie side

Dining room, wine fridge and living room with terracotta wall

According to the census, a La Prairie dwelling has 6.2 rooms on average, against 7.1 in Sainte-Julie. When space runs short, you can build an addition, look for a bigger detached house or opt for an in-between format. Here is what the BÉAcité semi-detached home brings to the table.

Just one shared wall

A semi-detached house has a single neighbour, on the other side of the party wall. Otherwise, it has spaces of its own: a single garage with a double driveway, a private garden and a garden-level backyard. Several lots have no neighbour behind them, and a pool or a spa can be considered.

Delivered ready to live in

Grading and landscaping are finished on delivery. Inside, the list of inclusions covers a quartz kitchen countertop, 9-foot ceilings on the main floor, large windows in every room, central gas forced-air heating and central air conditioning. In the garage, an outlet lets you charge an electric car, and the dining room can be given a cathedral ceiling as an option.

Fewer chores

Among Maisons Pépin's developments, BÉAcité is the only semi-detached single-family project with an all-inclusive maintenance program. The representative will give you the details; the idea is to keep your weekends for something else. If you are looking for a new semi-detached home near La Prairie without giving up your Saturdays to it, this is a point worth a close look.

A neighbourhood where the car can stay in the garage

Vilamo puts a full commercial strip within walking distance: medical services, a public market, restaurants, a pharmacy and a Caisse Desjardins. A promenade reserved for pedestrians, bikes and electric mobility runs through it, and every home is within 300 m of a bus stop. Finally, beacite.com mentions three years of free membership at Espace Tonik Nature, described as "an extension of home into nature".

From city hall, the OSRM routing engine measures 33.4 km to Geoffrion Street, or about 30 minutes without traffic: chemin de Saint-Jean, some twenty kilometres on Highway 30, a few more on Highway 20, then exit 105. The route skirts Quartier DIX30 and Promenades Saint-Bruno. By public transit there is no direct link: you need a transfer at the Longueuil terminus, on weekdays only. Trading the condo for a house

Bathroom with wood vanity, double sink and glass shower

Nearly one dwelling in four is a condominium in La Prairie (23.2%, twice the Sainte-Julie figure), and 30.5% of households are made up of a single person. Moving to a semi-detached home means gaining a garage, a basement and a yard, while keeping what makes condo life convenient: upkeep handled by someone else. What you gain and what to plan for:

A room to work in

New kitchen with island and light wood staircase

In May 2021, in the middle of the pandemic, 29.1% of La Prairie workers were working from home, more than in Sainte-Julie (23.6%) or the metropolitan area (25.8%). Yet homes there are smaller. The home at 423 has an open office, number 408 has an office behind a glass door, and the Duo cottage can take a mezzanine. Ideas for setting one up:

Ready to live in or yours to design

La Prairie has built a lot: 12.5% of its dwellings date from 2016 to 2021, more than double the Quebec share. At BÉAcité, three timelines exist side by side: four homes for sale right away, several customizable homes ready in about four months and some twenty more to design with you. The river on one side, the golf course on the other

Closed home office with glass door and built-in shelving

La Prairie has its heritage site, designated in 1975, its riverside trails and its Marais conservation park; Vilamo has its golf course, its green spaces and Mont-Saint-Bruno National Park a few minutes away. The two towns, similar in size, both offer free local buses, but they belong to neither the same regional county municipality nor the same school service centre. The full picture:

New semi-detached home near La Prairie: frequently asked questions

Is the BÉAcité project located in La Prairie?

No. BÉAcité is in Sainte-Julie, in the Vilamo neighbourhood, on Geoffrion and Bissonnette streets. From La Prairie city hall, allow about 33 km, or roughly half an hour without traffic via highways 30 and 20.

Can I get there by bus from La Prairie?

Not directly. On weekdays, route 550 runs from the La Prairie terminus to the Longueuil terminus, where route 350 leaves for Sainte-Julie: in the morning, the trip from terminus to terminus takes about 41 minutes. There are no departures toward Sainte-Julie in the middle of the day, no connection at all on weekends, and the Sainte-Julie terminus is still 5.8 km from Geoffrion Street. For a visit, plan on driving.

Is Sainte-Julie closer to Montreal than La Prairie?

No, it's the other way around. Without traffic, Central Station is about 20 minutes from La Prairie city hall and about 33 minutes from Geoffrion Street. If you work in downtown Montreal, your commute will get longer.

Is a new BÉAcité home covered by a warranty?

In Quebec, a new home sold by a contractor must be covered by the mandatory guarantee plan for new residential buildings. The BÉAcité representative will explain the coverage that applies. Maisons Pépin holds RBQ licence 8297-6796-29.

When can I visit the model home?

Monday to Friday, 9 a.m. to 4 p.m.; evenings and weekends by appointment. To book, call or text Eddy Guessous at 514-812-9633.

Four homes to visit on Geoffrion Street

Dining room under a high ceiling and kitchen with wood island

A finished home spares you the wait for construction and shows you exactly what you are buying. 423 Geoffrion Street is a three-bedroom Duo with a custom wine cellar, an open office and a finished basement. At 405 Geoffrion Street, three bedrooms, a mezzanine and a rooftop terrace await. For 408 Geoffrion Street, the photos show an entrance hall with a black-railed staircase, a closed office and a kitchen with a wooden island. Those of 435 Geoffrion Street reveal a residential elevator and a workroom with an olive-green wall.

Maisons Pépin, a builder that knows La Prairie

Michel Pépin, an engineer and the founder of Maisons Pépin, has taken part in building new homes in La Prairie, as well as in Boucherville, Brossard and Sainte-Julie. His company has 30 years of experience and more than 2,000 housing units to its name. On site, Serge Brochu coordinates the trades; Janick Brochu, project director and designer, guides clients from first idea to finished home. The APCHQ has given Maisons Pépin five Domus awards, including Builder of the Year: see the list of its awards. RBQ licence: 8297-6796-29.

The floor plans before the drive

About an hour there and back without traffic deserves a little preparation. Before you set out, go through the plans for each model: the semi-detached bungalow, the Duo cottage with or without a mezzanine, the Urbain model, and the site plan of all 50 lots, with its two parks and its retention pond. Mark the rooms that matter to you; the visit will then serve to confirm your choices.
