A new semi-detached home near Saint-Jean-sur-Richelieu: for whom, and how far

Dining and living room opening onto the grassy backyard

A new semi-detached home near Saint-Jean-sur-Richelieu is first a question of distance, so let's be upfront about it. BÉAcité is in Sainte-Julie, on Geoffrion and Bissonnette streets. From city hall at 188 Rue Jacques-Cartier Nord, the quickest route is 50.4 km: about 44 minutes when the road is clear, longer at rush hour.

At the 2021 Census, 61.4% of the city's workers with a usual place of work had their job in Saint-Jean-sur-Richelieu itself. For them, moving to Sainte-Julie would lengthen the daily commute. The project is therefore aimed first at other situations: retirement, remote work, or a job located toward Montreal, Longueuil or elsewhere on the South Shore.

In your city, semi-detached houses are uncommon: 1,395 dwellings, or 3.3% of the housing stock, compared with 5.8% in Sainte-Julie. BÉAcité brings together 50 of them, each with its own garage, basement and private garden. To move in quickly, look at the turnkey homes already built; to choose your own finishes, several semi-detached homes to customize can be ready in about four months.

Why look toward Sainte-Julie from Saint-Jean-sur-Richelieu

Open concept with glass home elevator and mezzanine

Both cities belong to the same census metropolitan area, Montreal's, and to the same administrative region, Montérégie. Beyond that, almost everything differs: the regional county municipality, the school service centre, the health network, public transit. Choosing a new semi-detached home near Saint-Jean-sur-Richelieu, in Sainte-Julie, therefore means new landmarks. Here is what can make that change worthwhile, and what it asks of you.

If your life is shifting toward Montreal or Longueuil

From Geoffrion Street, it's 31.5 km to Central Station, compared with 40.7 km from Vieux-Saint-Jean, and 23.9 km to the Longueuil terminus, compared with 40.5 km. The gain depends on where you start, though: from Saint-Luc, it's only about 3 minutes toward Central Station, without traffic.

If you want a home handed over finished

Grading, landscaping, a quartz countertop, central air conditioning and gas-fired forced-air central heating all come with delivery. Ceilings reach 9 feet on the ground floor, and the dining room can have a cathedral ceiling.

If you'd rather hand off the upkeep

Landscaping is complete when you get the keys, then an all-inclusive maintenance program takes over. The sales director provides the details in writing.

What you have to accept

The Richelieu, the Chambly Canal path and the International de montgolfières, whose grounds are about 45 minutes from Geoffrion Street, become outings rather than your everyday surroundings.

A maintenance-free home as the years go by

Open living room with the staircase and kitchen in the back

On July 1, 2025, 23.0% of the city's residents were 65 or older, according to the Institut de la statistique du Québec, a higher share than Quebec as a whole (21.7%). One household in three there is a single person. When keeping up a house and its yard starts to weigh on you, a single-level semi-detached bungalow whose upkeep is taken care of deserves a closer look.

A pre-1980 house or one delivered ready

Home elevator on the upper floor, next to a desk nook

Nearly one dwelling in five in the city dates from 1960 or earlier, compared with 2.2% in Sainte-Julie, and 46.0% of the stock was built in 1980 or before (2021 Census). The city is building too: 6.2% of its dwellings date from 2016 to 2021. Weighing an existing property against a new home delivered move-in ready means looking at age, inclusions, timing and warranty.

The drive and the visit, planned ahead

Bedroom with reading nook and patio door

Via highways 35, 10, 30 and 20, exit 105 leads to the Vilamo neighbourhood. From Saint-Luc, Route 104 runs straight to Highway 30. Without a car, the combination of the city's route 96, exo's route 600 and the T34 taxibus only works on weekdays. Routes, travel times and visiting hours, in detail:

Two cities, two ways of living

Bright home office with olive-green wall and large window

Saint-Jean-sur-Richelieu, Quebec's 11th-largest municipality with 100,806 residents in 2025, has its river, Vieux-Saint-Jean, its military college and its hot-air balloon festival. Sainte-Julie, with 30,981 residents, offers free local transit and the Vilamo neighbourhood, built around a golf course. What you gain and what you leave behind, without taking sides:

Detached or semi-detached: comparing the formats

Bright dining room with a table for six

Half the dwellings in your city are detached houses; semi-detached homes account for only 3.3%. One shared wall, a private garden, a garden-level backyard, and sometimes no neighbour behind: here is what really changes from one format to the other.

New semi-detached home near Saint-Jean-sur-Richelieu: common questions

Is BÉAcité located in Saint-Jean-sur-Richelieu?

No. The project is in Sainte-Julie, in the Vilamo neighbourhood, near exit 105 of Highway 20. From Saint-Jean-sur-Richelieu's city hall, it's 50.4 km, or about 44 minutes without traffic; from the Saint-Luc sector, 43.3 km and about 38 minutes.

Will my commute to work get longer?

Yes, if you work in Saint-Jean-sur-Richelieu, like 61.4% of the city's workers at the 2021 Census: expect around forty minutes each way, without traffic. The project is a better fit if you are retired, work from home, or have a job toward Montreal or elsewhere on the South Shore.

Can the trip be made by public transit?

On weekdays only, with two transfers: the city's route 96 bus to Terminus Brossard, exo's route 600 to Terminus Sainte-Julie, then the T34 taxibus, on reservation. Route 600 and the T34 don't run on weekends, so a Saturday or Sunday visit, by appointment, means driving.

Which homes are ready to move into?

Four turnkey homes, at 405, 408, 423 and 435 Geoffrion Street, are available for immediate sale. Several customizable homes can be ready in about four months, and some twenty more, cottages or bungalows, are still open to customization.

Who do I contact to arrange a visit?

Eddy Guessous, sales director, at 514-812-9633 (call or text) or ventes@beacite.com. He welcomes you at the sales office, 435 Geoffrion Street, during opening hours, or by appointment in the evening and on weekends.

Since you're making the drive, you might as well see several homes the same day. 405 Geoffrion Street offers a mezzanine, three bedrooms and a rooftop terrace. 408 Geoffrion Street can be explored in photos: a dining room under a high ceiling, a kitchen with a wood island, a bedroom with tall windows. 423 Geoffrion Street is a three-bedroom Duo home with a custom wine cellar, an open office and a finished basement. At 435 Geoffrion Street, home to the sales office, the photos show a residential elevator going up to the second floor. The sales director can show them to you one after the other.

The floor plans, before you hit the highway

Mark the rooms that matter to you; the visit is your chance to see them for real.
