A new semi-detached home near Beaconsfield: a format seldom found locally

Modern kitchen with white island and dark wood cabinets

You live in Beaconsfield, on the shore of Lake Saint-Louis, and a new semi-detached home near Beaconsfield has caught your interest? The BÉAcité project is on the South Shore, in Sainte-Julie's Vilamo neighbourhood. The OSRM route planner puts it 60.1 km from city hall, about an hour without traffic: not exactly next door, and worth knowing before you set out.

So why make the drive? Because a new semi-detached house is a format Beaconsfield barely has. According to Statistics Canada's 2021 Census, 85.8% of the city's dwellings are single-detached houses and only 1.3% are semi-detached. The agglomeration's property assessment roll puts the median year of construction of its houses at 1965, and the City itself points to how little land is left to develop.

A new semi-detached home near Beaconsfield: gains and trade-offs

Dining room under a high ceiling and kitchen with wood island

Beaconsfield and Sainte-Julie have more in common than the distance suggests. In the 2021 Census, their median ages are nearly identical (44.8 and 44.4), the single-detached house dominates in both (85.8% and 66.8% of dwellings), and couples with children make up 43.7% of households in Beaconsfield, versus 33.3% in Sainte-Julie. In both towns, most commuters drive.

A neighbourhood planned in one piece

Vilamo covers 33.5 hectares around the Vallée du Richelieu golf club. According to the City of Sainte-Julie, 15% of its area is set aside for community and recreational space; a promenade is laid out for pedestrians, bikes and electrified transport, and every home is less than 300 metres from a bus stop.

A home that is finished on delivery

Quartz kitchen counters, 9-foot ceilings, central forced-air gas heating, central air conditioning, a garage with an outlet for charging an electric car: the inclusions are set in advance, and so is the landscaping.

Services within walking distance

The City of Beaconsfield describes itself as 95% residential, with few local shops. In Vilamo, a commercial strip brings medical services, a public market, restaurants, a pharmacy and a Caisse Desjardins within walking distance. And in Sainte-Julie, local public transit is free.

What changes, in all honesty

There is no lake at the end of the street: Vilamo backs onto a golf course, not a shoreline. Daily life in Sainte-Julie happens mostly in French, with 95.9% of residents having French as their first official language spoken (2021 Census). And the drive to the island takes about an hour without traffic.

Highway or REM: the trip in practice

Entrance hall and staircase with black balusters in a new home in Sainte-Julie

Without traffic, OSRM gives about an hour by either route: Highway 40 and the Louis-Hippolyte-La Fontaine bridge-tunnel, under major repair until 2027, or Highway 20, the Samuel De Champlain Bridge and Highway 30. Without a car, the REM runs from Fairview–Pointe-Claire to Brossard with no transfer; on weekdays, exo bus 600 and the T34 taxibus cover the rest of the way. Expect about two and a half hours that way. Routes, schedules and tips for your visit:

Trees, leaves and a driveway to clear

New kitchen with island and light wood staircase

In Beaconsfield, each owner is responsible for the trees on their lot and for those on the grassy strip of public right-of-way in front of it, and everyone clears their own driveway. The median lot covers 838 m², according to the assessment roll. At BÉAcité, landscaping is complete on delivery and an all-inclusive maintenance program takes over; the sales director can give you the details.

A 1965 house or a finished new one

Quartz kitchen island with double sink and pendant lights

Nearly two-thirds of Beaconsfield's houses were built between 1950 and 1969, according to the assessment roll. Enlarging one in a way that shows from the street, or replacing it altogether, goes through the city's site-planning and architectural-integration bylaw (PIIA) and takes several months. A turnkey BÉAcité home arrives finished, landscaping included, and covered by Quebec's mandatory guarantee plan for new residential buildings.

Two generations, two homes

Closed home office with glass door and built-in shelving

Beaconsfield has 2.0% multigenerational households, compared with 1.4% for Quebec as a whole (2021 Census). BÉAcité presents itself as an alternative to the multigenerational house: each household gets a complete home, with its own entrance, garage and yard. The single-storey bungalow suits whoever wants everything on one floor, and the offices in the ready homes suit whoever works from home.

Semi-detached or detached: compare before you choose

Light wood staircase to the upper floor, near the entrance

A semi-detached house shares just one wall, on one side. It keeps its garage, double driveway, garden-level backyard and private garden, and several BÉAcité lots have no neighbours behind. What mostly changes is the number of rooms, since Beaconsfield dwellings average 8.5, and the upkeep, which is no longer yours to handle.

New semi-detached home near Beaconsfield: answers to common questions

Is the project on the island of Montreal?

No. BÉAcité is in Sainte-Julie, on the South Shore, in the Vilamo neighbourhood, on Geoffrion and Bissonnette streets. From Beaconsfield city hall, OSRM calculates about 60 km and an hour's drive without traffic.

Can I visit without a car?

Yes, on weekdays: bus 200 to Fairview–Pointe-Claire station, the REM to Brossard, exo bus 600 to the Sainte-Julie terminus, then the T34 taxibus, which must be booked. The example worked out for a Monday takes about two and a half hours and three transfers. On Saturdays and Sundays, no bus serves Geoffrion Street: weekend visits are by appointment, by car.

Which homes are available right now?

Four turnkey homes are for sale immediately: 405, 408, 423 and 435 Geoffrion Street. Several customizable homes can be ready in about four months, and 20 others, cottages and bungalows, are still to be customized.

Are there English-language schools near Sainte-Julie?

For 2026-2027, the Riverside School Board includes Sainte-Julie in the zones of four schools: Cedar Street, Courtland Park International, Mount Bruno and Heritage Regional High School, about 12 to 18 minutes from Geoffrion Street. Eligibility for English-language instruction follows the Charter of the French Language, so check with the school board.

When is the sales office open?

Monday to Friday, 9 a.m. to 4 p.m., at 435 Geoffrion Street. Evenings, Saturdays and Sundays, visits are by appointment: 514-812-9633, by phone or text, or ventes@beacite.com.

Four homes to compare in person

Upper landing opening onto the primary bedroom

The four move-in-ready homes are not alike. 405 Geoffrion Street has a mezzanine, three bedrooms and a rooftop terrace. Photos of 408 Geoffrion Street show a closed office behind a glass door and a living area under a cathedral ceiling. 423 Geoffrion Street is a three-bedroom Duo home with a custom wine cellar, an open office and a finished basement. Finally, 435 Geoffrion Street houses the sales office, and its photos reveal a residential elevator.

Maisons Pépin, thirty years of building

Behind BÉAcité stands Maisons Pépin inc. and its founder, engineer Michel Pépin. The team brings 30 years of experience and more than 2,000 housing units: single-family homes, townhouses and condominiums. Serge Brochu runs the job sites, while Janick Brochu handles project management and design. The APCHQ has given the company five Domus awards, including Builder of the Year; the Awards page lists them all.

Prepare your visit with the floor plans

An hour on the road is worth planning for. Open the plans for all three models: you will see where the kitchen, bedrooms and garage sit, the optional mezzanine on the Duo cottage, and the site plan of the 50 lots with its two parks. Once there, you will already know which home to look at closely.

What's next: a call, then Geoffrion Street

Choosing a new semi-detached home near Beaconsfield means trading an hour's drive for a new house whose upkeep no longer rests on your shoulders. To see it for yourself, Highway 20 takes you to Exit 105; from there, signs for the Vallée-du-Richelieu golf club, then the project's own signs, lead to Geoffrion Street. Eddy Guessous, sales director, can be reached at 514-812-9633 (call or text) and at ventes@beacite.com. You can also reach the sales office through the contact form.
