A new semi-detached home near Varennes, in the same RCM

You are attached to Varennes, its riverfront and its heritage streets, yet your house no longer quite fits your life? A new semi-detached home near Varennes lets you respond to that change without cutting your ties. Maisons Pépin's BÉAcité project is in Sainte-Julie, on Geoffrion Street: 17.4 km from Varennes city hall via Route 132 and Montée Sainte-Julie, or about 22 minutes when traffic flows freely. Both towns also belong to the same regional county municipality (RCM), Marguerite-D'Youville.
Most of Varennes' housing went up in the 1980s and 1990s: according to Statistics Canada's 2021 Census, 51.1% of its dwellings were built between 1981 and 2000, more than double the Quebec share (23.9%), while only 3.2% date from 2016 to 2021. Semi-detached houses are a familiar format there, at 8.4% of dwellings compared with 5.3% across Quebec. BÉAcité offers that format brand new, with a garage, a basement and a garden-level backyard.
To move in without waiting, browse the turnkey homes available right now. To pick your own plans and finishes, choose a semi-detached home you customize: several can be ready in about four months.

Information and visit request
Why a new semi-detached home near Varennes, on the Sainte-Julie side

The shortest way takes no highway at all: from rue Sainte-Anne, Route 132 heads south, boulevard Lionel-Boulet runs past Hydro-Québec's research institute, and Montée Sainte-Julie, which is Route 229, crosses Highway 30 and leads to Vilamo. Changing addresses here means staying on the same road and in the same RCM.
A finished home, lot included
Grading, complete landscaping and the garage, fitted with an outlet for plugging in an electric car, all come with delivery. Once you have moved in, the all-inclusive maintenance program takes over; the sales representative will give you its details.
Light and volume
Nine-foot ceilings on the main floor, generous windows in every room, a quartz kitchen counter, central air conditioning and a gas-fired forced-air system. A cathedral ceiling can be added in the dining room.
A neighbourhood built around green space
Vilamo sets aside 600,000 sq ft for green space, includes a promenade for pedestrians, bikes and electric mobility, and puts every home less than 300 m from a bus stop. In Sainte-Julie, the local bus is free at all hours, on every route.
Simplifying without leaving the area: the maintenance-free home

People in Varennes like their town: in a Léger survey from March 2025, 98% rated their quality of life positively, and only 8% of those aged 55 and over said a move to another town within five years was likely. Yet the population is ageing — 19.4% aged 65 and over as of July 1, 2025, according to the Institut de la statistique du Québec — and a big house can end up asking more than it gives. If your situation changes, BÉAcité delivers a landscaped lot and hands the upkeep to an all-inclusive program.

A 1980s–90s house or a turnkey new build?

In Varennes, one house in two is now between 25 and 45 years old. On Centris, the median resale price of a single-family home there was $643,750 in the third quarter of 2026, with an average of 21 days on the market — resales of every kind, not the price of a new semi-detached home. Compared with an existing house, a turnkey new build brings recent systems, the protection of Quebec's mandatory guarantee plan and a move-in with no renovation project. A checklist to weigh both options:

The drive via Route 132 and Montée Sainte-Julie

From city hall, the drive covers 17.4 km and takes about 22 minutes without traffic; from the area around the aquatic centre, about 20 minutes. From the northeast end of town, Highway 30 and then Highway 20 to exit 105 take about 23 and a half minutes. By bus, however, there is no direct link between Varennes and Vilamo. Varennes and Sainte-Julie, two neighbours with different settings

On one side, the St. Lawrence, Parc de la Commune and a Vieux-Varennes founded in 1672; on the other, a neighbourhood backing onto the Vallée-du-Richelieu golf course, where 15% of the land goes to community and recreational space. The two towns share the RCM and paratransit. Sainte-Julie has free local buses, but it is not the cheaper option: its median single-family resale price was higher than Varennes' in the third quarter of 2026. The full comparison:

Two generations next door, and an office under the same roof

Varennes has both plenty of young people — 23.4% aged 0 to 19 in 2025, against 20.6% in Quebec — and a growing share of seniors, yet barely a hundred multigenerational households. BÉAcité Duo presents itself as an alternative to the intergenerational formula: each household in its own home, close to the other. For remote work, the home at 423 has an open office, and the Duo cottage's mezzanine adds a separate room.

New semi-detached home near Varennes: frequently asked questions
Is the BÉAcité project in Varennes?
No. It is in Sainte-Julie, in the Vilamo neighbourhood, on Geoffrion and Bissonnette streets, between avenue des Bâtisseurs and rue des Pionniers. From Varennes city hall at 175 rue Sainte-Anne, it is 17.4 km, or about 22 minutes without traffic.
Can I get there by bus from Varennes?
Not easily. Exo routes 731 and 732, which serve both towns, run on weekdays only, stop on boulevard Lionel-Boulet and do not serve Vilamo; otherwise, you have to go through Longueuil. Driving remains the practical option. Once in Sainte-Julie, though, local buses are free.
Which homes are for sale now?
Four turnkey homes are available for immediate sale: 405, 408, 423 and 435 Geoffrion Street. Several customizable homes can be ready in about four months, and some twenty others, both cottages and bungalows, are still to be customized.
What does “turnkey” mean at BÉAcité?
The home is delivered finished: grading and complete landscaping, a garage with an electric-car outlet, a quartz counter, 9-foot ceilings on the main floor, central air conditioning and central gas heating. Upkeep is then handled by the all-inclusive program.
When can I drop by the sales office?
At 435 Geoffrion Street, Monday to Friday, 9 a.m. to 4 p.m., with no formalities. Evenings, Saturdays and Sundays, tours are by appointment: call or text 514-812-9633, or email ventes@beacite.com.

Four homes to discover on Geoffrion Street

Each of the four move-in-ready homes has its own character. At 405 Geoffrion Street, three bedrooms, a mezzanine and a rooftop terrace. At 408 Geoffrion Street, the photos show a black-spindle staircase in the front hall and an office closed off by a glass door. 423 Geoffrion Street is a three-bedroom Duo with a wine cellar, an open office and a finished basement. At 435 Geoffrion Street, you can spot a residential elevator and an office with an olive-green wall.
Maisons Pépin, thirty years of building on the South Shore
The company has more than 2,000 housing units to its name, and its founder, engineer Michel Pépin, has helped build new homes in Boucherville, Sainte-Julie, La Prairie and Brossard. On site, Serge Brochu coordinates the trades; Janick Brochu, project director and designer, guides projects from the first idea to completion. Maisons Pépin has won five APCHQ Domus awards, including Builder of the Year: see its list of awards.
Study the plans before you hit the road
Before you head out, go through the plans for the bungalow, the Duo cottage and the Urbain model.
