THE GARDEN, STEPS AWAY
At 423, a patio door leads from the dining room straight out to the backyard, level with the garden. Several lots have no neighbours behind them.

Every room has large windows. In the primary suite at 423, they frame a chandelier; on the main floor, ceilings reach 9 feet.

A new semi-detached home near Laval, on the South Shore

You live in Laval and you're considering a new semi-detached home near Laval, just on the other side of the island of Montreal? The BÉAcité project is in Sainte-Julie, on Geoffrion Street, in the Vilamo neighbourhood. How long the drive takes depends a lot on where you start in Laval. According to the OSRM route planner, without traffic, allow about 37 minutes from the Centre de la nature in Saint-Vincent-de-Paul (34.1 km), about 44 minutes from city hall in Chomedey (45.0 km), and about 51 minutes from the Sainte-Dorothée REM station (57.1 km, over the Highway 25 toll bridge). At rush hour, plan on more.
Semi-detached houses are nothing unusual in Laval: in Statistics Canada's 2021 Census, 15,260 households in the city lived in one, or 9.0% of all dwellings, compared with 5.3% for Quebec as a whole. What BÉAcité adds is a brand-new house: single-family semi-detached homes delivered turnkey by Maisons Pépin, each with its own garage, basement, private garden and garden-level backyard.

What a new semi-detached home near Laval offers you in Sainte-Julie

Laval and Sainte-Julie belong to the same census metropolitan area and the same Montreal Metropolitan Community; both transit networks fall under the ARTM, Laval in zone B and Sainte-Julie in zone C. Families hold a similar place in both: in the 2021 Census, couples with children made up 31.3% of households in Laval and 33.3% in Sainte-Julie. Choosing a new semi-detached home near Laval, on the South Shore, mainly changes the house itself.
A finished home on key day
Grading and exterior landscaping are included. The garage is ready, with an outlet to plug in an electric car. No lawn to seed and no projects to schedule before you settle in.
Three plans, three ways to live
The semi-detached bungalow keeps everything on the ground floor, over 1,006 sq ft, above a basement of the same size. The Duo cottage offers 2,018 sq ft of living space on two levels, or 2,356 sq ft with the optional mezzanine. The Urbain model has 1,622 sq ft of living space. Each one comes with a garage and a basement.
Comfort as standard
Nine-foot ceilings on the main floor, central air conditioning, a central forced-air gas system and a quartz countertop are all part of the base house. Among the options available are a cathedral ceiling in the dining room and a rooftop terrace.
Vilamo, a planned neighbourhood
A promenade for pedestrians, cyclists and electric transportation runs through the neighbourhood, and every home is less than 300 m from a bus stop. In Sainte-Julie, local public transit is free for everyone. Medical services, a public market, restaurants, a pharmacy and a Caisse Desjardins are within walking distance.
New-home protection
In Quebec, a new home sold by a contractor must be covered by the mandatory guarantee plan for new residential buildings. The sales director will explain what that coverage includes.
From Laval to Geoffrion Street: bridges, toll and bridge-tunnel

From Chomedey, Highways 15 and 40 lead to the Louis-Hippolyte-La Fontaine bridge-tunnel; from the east end of the island, the Pie-IX Bridge shortens the drive; from Saint-François, Highway 25 runs straight through, but its bridge over the Rivière des Prairies is a toll bridge. Every route then goes through the bridge-tunnel, under major repair until 2027, with closures that shift from one phase to the next. On weekdays, the metro and exo buses are another way to get there.

Two generations, two separate homes

In the 2021 Census, Laval had 4,755 multigenerational households, or 2.8% of all households, twice the Quebec share. BÉAcité presents itself as an alternative to the multigenerational concept: instead of one shared house, each household has its own semi-detached home, for instance a single-storey bungalow for the older generation and a Duo cottage for the family. Whether two homes close to each other can be bought is a question to raise with the sales director.

Laval or the South Shore: another option

According to the Institut de la statistique du Québec, Laval has been losing residents to other regions for six years, with 1,916 more people leaving than arriving in 2024–2025, mostly for the Laurentians and Lanaudière, even though its population keeps growing. Most of those moves don't head to the South Shore; it's simply another option, with roughly a third of the density, a planned neighbourhood and free local transit, but no metro close by.

New and move-in ready, or resale?

Nearly one Laval dwelling in three was built between 1961 and 1980, and recent construction there is mostly rental housing, according to Desjardins, based on CMHC data. A turnkey new home is weighed differently from a resale: new systems, the new-home guarantee and no renovation project ahead. Four BÉAcité homes are ready to move into.
