A new semi-detached home near Laval-sur-le-Lac, on the other shore

You live in Laval-sur-le-Lac, the wooded neighbourhood at the western tip of Île Jésus, and you're considering a new semi-detached home near Laval-sur-le-Lac? You'll find the BÉAcité project across on the South Shore, in Vilamo, a neighbourhood of Sainte-Julie. According to the OSRM route planner, it lies about 58 km from Saint-Jean-Gualbert church, roughly 55 minutes without traffic. Best to know it up front: it's close to an hour's drive.
What makes the trip worthwhile is the type of house. In the 2021 Census, in the census tract that matches the neighbourhood, 71.8% of dwellings are single-detached houses, 22.5% are apartments — those in the condo buildings on Rue les Érables — and only 4.2% are semi-detached. Homes there average 8.4 rooms, and half of them were built in 1980 or earlier. BÉAcité offers something else: a new single-family semi-detached home with a garage, a basement and a garden-level backyard, with the upkeep fully taken care of.
Two paths are open to you: the turnkey homes on Geoffrion Street, for sale right now, or a semi-detached home to customize, several of which can be ready in about four months.

What a new semi-detached home near Laval-sur-le-Lac changes

On paper, the neighbourhood and Vilamo share a surprising amount. The car rules in both (93.1% of the neighbourhood's commuters and 90.2% of Sainte-Julie's drove in the 2021 Census), homeowners are a clear majority, and rules shape the look of the houses on both sides. The real difference lies in the house itself.
A home that's finished the day you get the keys
A quartz kitchen counter, large windows in every room, 9-foot ceilings, central forced-air gas heating and central air conditioning all come standard. So does the landscaping, and so does the garage, fitted with an outlet for plugging in an electric car.
Just one shared wall
A semi-detached home shares one wall, on one side only. It keeps its double driveway, its private garden and its garden-level backyard; behind several lots there's no neighbour at all, and there's room for a pool or a spa.
Shops at the end of the promenade
In Vilamo, much of your errand-running can be done on foot: the neighbourhood's shopping strip has medical services, a public market, restaurants, a pharmacy and a Caisse Desjardins. Pedestrians, cyclists and electrified transport have their own promenade, and Sainte-Julie's local buses are free.
What you'd leave behind
First, the meeting of two rivers and the Lac des Deux Montagnes: Vilamo borders a golf course, the Club de golf La Vallée-du-Richelieu, rather than open water. Second, in the 2021 Census, 95.9% of Sainte-Julie residents reported French as their first official language spoken, and daily life there runs in French. And every trip back to Île Jésus means crossing the island of Montreal.
Via Highway 440 or Highway 13: the road to Exit 105

The shortest route leaves Rue les Érables, reaches Highway 440 by Chemin Saint-Antoine and Avenue des Bois, then takes Highway 25 and its toll bridge: about 58 km. To skip the toll, Highways 13 and 40 add roughly six minutes. Every route goes through the Louis-Hippolyte-La Fontaine bridge-tunnel, under repair until 2027. Without a car, bus 76, the REM, exo bus 600 and a taxibus make the trip on weekdays in a little over two hours.

A big wooded lot, or a yard looked after for you

Lots in the neighbourhood are generally larger than those found elsewhere in Laval, notes a study the City published in 2020, and mature trees and tall hedges dominate the landscape. That setting has to be earned, season after season. At BÉAcité, the landscaping is finished when you move in, and an all-inclusive maintenance program carries on from there; ask the sales director for the details.

Updating a large house, or moving into a new one

In the 2021 Census, 28.4% of the neighbourhood's dwellings dated from 1960 or earlier, twice the share seen across Laval as a whole (14.2%). For the great majority of buildings in the neighbourhood, an addition or a change in appearance is reviewed under a site-planning and architectural-integration program (PIIA). A new BÉAcité home arrives finished and covered by Quebec's mandatory guarantee plan for new residential buildings.

Homes built one by one, and options to choose

According to the same City of Laval study, buyers in the neighbourhood seem to have favoured one-of-a-kind designs built to their own taste. BÉAcité works differently: defined models, with options such as the Duo cottage's 338 sq ft mezzanine, a rooftop terrace or a cathedral ceiling over the dining room, plus several choices of interior finish.

A golf course in common, the rest in contrast

The Club Laval-sur-le-Lac was founded in 1917; Vilamo backs onto the Club de golf La Vallée-du-Richelieu. Beyond that, the contrasts are clear: two rivers and a lake meeting on one side, Mont-Saint-Bruno National Park a few minutes away on the other; the REM at the edge of the neighbourhood, versus free local buses and shops within walking distance.

New semi-detached home near Laval-sur-le-Lac: what people ask us
Is BÉAcité part of the City of Laval?
No. The project is in Sainte-Julie, in Montérégie, on Geoffrion and Bissonnette streets in the Vilamo area. From Saint-Jean-Gualbert church, OSRM counts about 58 km, roughly 55 minutes without traffic via Highways 440 and 25, or about an hour via Highways 13 and 40, toll-free.
Can I get there by public transit?
On weekdays, yes: STL bus 76 to Sainte-Dorothée station, the REM to Brossard, then exo bus 600 toward the Sainte-Julie terminus and, last, the T34 taxibus, booked in advance. Expect about 2 hours 15 minutes, based on an example calculated for a Monday. On Saturdays and Sundays, neither exo 600 nor the T34 runs, so weekend visits, by appointment, are made by car.
How many homes are move-in ready?
Four: 405, 408, 423 and 435 Geoffrion Street, all available for immediate sale. Add to that several customizable homes deliverable in about four months, and 20 more, cottages or bungalows, where every choice is still open.
What is the all-inclusive maintenance program?
It's the project's hallmark: BÉAcité is the only Maisons Pépin development to combine semi-detached single-family homes with an all-inclusive maintenance program. The garden is fully landscaped when you move in, and upkeep is then handled in full; the program details come from the sales director.
When can I visit?
The sales office at 435 Geoffrion Street is open Monday to Friday, 9 a.m. to 4 p.m. Evening and weekend visits are booked at 514-812-9633, by phone or text, or at ventes@beacite.com.

405, 408, 423 and 435: what each one shows
Each of the four finished homes on Geoffrion Street has its strengths: at 405 Geoffrion Street, a mezzanine, three bedrooms and a rooftop terrace; at 408 Geoffrion Street, photos reveal an entrance hall with a black-spindled staircase, an office closed off by a glass door and a kitchen with a wooden island; at 423 Geoffrion Street, a three-bedroom Duo home with a cellar designed for wine lovers, an open office and a finished basement; and at 435 Geoffrion Street, home to the sales office, photos show a residential elevator and a mezzanine.
Maisons Pépin, an APCHQ award-winning builder
BÉAcité is a project of Maisons Pépin inc., the company founded by engineer Michel Pépin, who has helped develop and build new homes in Boucherville, Sainte-Julie, La Prairie and Brossard. With Serge Brochu running the job sites, Janick Brochu leading project management and design, and Maxime Dépatie on design development, the team counts three decades in the trade and more than 2,000 housing units. Its record includes five APCHQ Domus awards, Builder of the Year among them; see the full list of awards.
Study the plans at home, before the drive
Floor plans read very well from a distance. BÉAcité's detailed floor plans show, room by room, how the main floor, upper floor and basement of each model fit together, along with the layout of the 50 lots, the two parks and the retention pond. Compare them with the rooms you actually use today: that's often where you see what a cottage with 2,018 sq ft of living space, or a single-level bungalow, would change day to day.
From Rue les Érables to Geoffrion Street
A new semi-detached home near Laval-sur-le-Lac is a deliberate trade-off: about an hour's drive in exchange for a new, finished house whose upkeep is taken care of. The best way to judge is to see it. To reach Eddy Guessous, sales director, call or text 514-812-9633 or write to ventes@beacite.com; you can also use the contact form.
