A new semi-detached home near Saint-Lambert, still on the South Shore

Saint-Lambert describes itself as a mature city whose development changes little, mainly because so few lots are available. The approved housing projects listed by the City are apartment buildings and stacked townhouses. If what you want is a new semi-detached home near Saint-Lambert, with a garage, a basement and a yard to call your own, you need to look a little further along Highway 20.
In Sainte-Julie's Vilamo neighbourhood, BÉAcité brings together 50 semi-detached single-family homes built by Maisons Pépin, on Geoffrion and Bissonnette streets, between Avenue des Bâtisseurs and Rue des Pionniers. The format is nothing new where you live: the 2021 Census counted 725 semi-detached houses in Saint-Lambert, or 6.9% of all dwellings. What's different here is new construction, a garden-level backyard and upkeep that no longer depends on you.
There are two ways in: move into one of the four turnkey homes on Geoffrion Street, ready to live in, or start from a home you customize and pick the finishes; several can be completed in about four months.

Information and visit request
Why consider a new semi-detached home near Saint-Lambert

Saint-Lambert belongs to the Longueuil agglomeration and Sainte-Julie to the Marguerite-D'Youville RCM; their local health networks differ, and no bus runs directly between them. Still, they have two corridors in common: Highway 20, which crosses Saint-Lambert along the river before heading east, and the exo 13 train line, which stops at Saint-Lambert station as well as McMasterville. Both cities are part of the Montreal Metropolitan Community, and BIXI has stations in each.
A garage, a basement, a backyard
According to the 2021 Census, 30.4% of Saint-Lambert dwellings are condominiums and 23.2% are apartments in buildings of five storeys or more. Every BÉAcité semi-detached home, by contrast, has a single garage with a double driveway, a basement and a garden-level backyard. Several lots have no neighbour behind them, and there is room to add a pool or a spa.
Ready on the day you get the keys
The home comes with its grading and full landscaping done. Inside, you'll find a quartz kitchen counter, large windows in every room, 9-foot ceilings, central air conditioning and a central gas-fired forced-air system; in the garage, an outlet lets you charge an electric car. After that, an all-inclusive maintenance program takes over, and the sales director will explain exactly what it includes.
Single-level living, at your own pace

According to Montérégie public health, Saint-Lambert's population is markedly older than that of the agglomeration, the region and Quebec as a whole: the median age reached 49.2 in 2021. Consulted by the City in 2026, older residents said they hope to stay in their community as long as possible. If your circumstances change one day, a semi-detached bungalow all on one level, with its upkeep looked after, is an option worth knowing about.

A high-rise apartment or a semi-detached home?

In Saint-Lambert, more condos change hands than single-family houses: 185 against 137 over four quarters, according to Centris statistics. Before settling on an apartment in a tower, put the two options side by side: storage, parking, outdoor space, neighbours and upkeep.

Character home or new build?

More than a third of Saint-Lambert's dwellings, 35.0%, date from 1960 or earlier, and the City documents that heritage carefully, from its King Cottage houses to its Second Empire mansard roofs. A new home delivered turnkey, covered by Quebec's mandatory guarantee plan for new residential buildings, stacks up against a resale on more than price alone.
