New semi-detached home near Brossard

Along the A-30, from Boulevard de Rome to Vilamo

A new semi-detached home near Brossard, on a lot that's already landscaped and that you no longer have to look after: that's what Maisons Pépin is building at BÉAcité, in Sainte-Julie's Vilamo neighbourhood. The semi-detached single-family homes are handed over turnkey. From Brossard city hall, the drive takes about 27 minutes without traffic via highways 10, 30 and 20; on weekdays, an exo bus makes the trip as well.

A new semi-detached home near Brossard: who is it for?

Den with large mirror and armchair

Semi-detached homes are nothing unusual in Brossard: according to Statistics Canada's 2021 Census, they make up 9.9% of the city's dwellings, nearly twice the Quebec average (5.3%). Condominiums also hold an unusually large share, at 31.0% of dwellings. A new semi-detached home near Brossard is meant for people who want a garage, a basement and a garden of their own, without taking the outdoor upkeep back on.

Let's be clear from the start: Geoffrion Street is farther from downtown Montreal than Brossard is, and from Brossard the REM reaches downtown in under 18 minutes. BÉAcité mainly suits people who work on the South Shore, work from home, or don't need to cross the bridge every morning. It's a lifestyle choice, not a shortcut to Montreal.

The project covers Geoffrion and Bissonnette streets, between Avenue des Bâtisseurs and Rue des Pionniers; the site plan brings together 50 lots, two parks and a stormwater pond. You can walk through the four turnkey homes, ready to move into, or look at the homes still open to customization, several of which could be delivered in about four months.

What you'll find at BÉAcité

New kitchen with white cabinets and light countertop

A new semi-detached home near Brossard is best judged on what it includes at delivery, on the neighbourhood around it, and on the ties it keeps with the city you know.

A home handed over complete

Every semi-detached home comes with its grading, full exterior landscaping and a garden-level backyard. The kitchen gets a quartz counter; a central gas-fired forced-air system provides the heat, and central air conditioning is standard. In front of the single garage, the driveway fits two cars, and an outlet is waiting for your electric vehicle.

Ceiling height and big windows

The ground floor has 9-foot ceilings, and large windows bring light into every room. Depending on the model, you can add a mezzanine, a rooftop terrace or a cathedral ceiling over the dining room. A pool or a spa is possible, and several lots have no neighbour behind them.

A neighbourhood you can walk

Vilamo sets aside 600,000 sq ft for green space, more than 15% of its area, and runs alongside the Vallée du Richelieu golf club. A promenade is shared by pedestrians, cyclists and electric mobility, and every home is less than 300 m from a bus stop. The commercial strip (medical services, a pharmacy, a public market, restaurants, a Caisse Desjardins) is within walking distance; beacite.com also advertises a free three-year membership to Espace Tonik Nature.

Ties that remain

vilamo.ca lists Quartier DIX30 among the nearby attractions: from Geoffrion Street, it's roughly 25 minutes away without traffic. And Monday to Friday, route 600 takes you back to the Brossard terminus.

The road and the bus, plainly

Quartz kitchen island and ceiling-height white cabinets

Depending on where you start in Brossard, from Quartier DIX30 to Mail Champlain, Geoffrion Street is 27.5 to 33 km away, or roughly 24 to 31 minutes without traffic. On weekdays, exo route 600 leaves from the Brossard terminus, right near the REM's Brossard station, and the T34 taxibus, booked ahead, covers the last stretch. Routes, schedules and the visit:

From condo to house

Kitchen with island and glass cabinet, staircase in the background

Nearly one Brossard dwelling in three is a condominium, and according to Centris, more condos than single-family houses change hands there. Moving to a semi-detached home means gaining a garage, a basement and a yard, while keeping what many people like about condo life: outdoor upkeep that isn't your job. The steps and the questions to plan for:

Close to family, each with a front door

In the 2021 Census, 3.1% of Brossard households were multigenerational, more than twice the share in Sainte-Julie or in Quebec as a whole. BÉAcité does not sell two-unit intergenerational houses; Maisons Pépin instead presents its Duo project as an alternative to that setup. Two cities, two scales

Bright living area with fireplace and large windows onto the yard

Brossard has more than three times Sainte-Julie's population, three REM stations, Quartier DIX30 and an aquatic complex with an indoor Olympic pool. Sainte-Julie answers with Vilamo, the golf course next door, Mont Saint-Bruno a few minutes away and free local transit. What you leave behind and what you find, without taking sides:

Buying new: off-plan or already built

Modern kitchen with white island and dark wood cabinets

Brossard builds a lot, but mostly in apartment buildings: the new projects the City lists are often sold or leased before construction wraps up. At BÉAcité, four homes are finished, several customizable homes can be ready in about four months, and some twenty are still to be designed. How to choose based on your timeline:

New semi-detached home near Brossard: common questions

Is BÉAcité located in Brossard?

No. The project is in Sainte-Julie, in the Vilamo neighbourhood, on Geoffrion and Bissonnette streets. From Brossard city hall, the route via highways 10, 30 and 20 (exit 105) is 30.3 km, or about 27 minutes without traffic; at rush hour, allow more time.

Can I get there by public transit?

On weekdays, yes. Exo route 600 leaves from the Brossard terminus, about 200 m as the crow flies from the REM's Brossard station, and reaches the Sainte-Julie terminus in 22 to 29 minutes. The T34 taxibus, booked ahead, then covers the last leg to the des Pionniers / des Bâtisseurs stop, 90 m from Geoffrion Street: 43 to 63 minutes in all. On weekends, neither one runs.

Are prices posted online?

No, no prices are posted on the website. Sales director Eddy Guessous will give them to you for each home on offer: 514-812-9633, by phone or text, or ventes@beacite.com.

How is a new home protected?

In Quebec, a new home sold by a contractor must be covered by the mandatory guarantee plan for new residential buildings; the representative will explain the coverage that applies. Maisons Pépin inc. holds RBQ licence 8297-6796-29.

When is the sales office open?

The sales office at 435 Geoffrion Street is open Monday to Friday, from 9 a.m. to 4 p.m. In the evening, as on Saturday and Sunday, visits are by appointment, which you can set up at 514-812-9633 or ventes@beacite.com.

Four homes already standing on Geoffrion Street

A finished home can be toured exactly as it will be lived in. At 405 Geoffrion Street, you'll find a mezzanine, three bedrooms and a rooftop terrace. Photos of 408 Geoffrion Street show an entrance hall with a black-railed staircase, a closed office with built-in bookshelves and a dining room under a high ceiling. 423 Geoffrion Street is a three-bedroom Duo with a custom wine cellar, an open office and a finished basement. Finally, at 435 Geoffrion Street, a residential elevator stands out, along with an office lit by a large window. The rest is best discovered in person.

Maisons Pépin, a builder that knows Brossard

Maisons Pépin has 30 years of experience and more than 2,000 housing units behind it, from single-family homes to townhouses and condominiums. Its founder, engineer Michel Pépin, has taken part in developing and building new homes in Brossard, as well as in Sainte-Julie, Boucherville and La Prairie. The company has received five APCHQ Domus trophies, including Builder of the Year; the full list of awards is on a separate page.

Three plans to study at home

Before making the trip, look over the detailed floor plans for all three models. The semi-detached bungalow, entirely on one level, offers 1,006 sq ft on the ground floor and the same in the basement. The Duo cottage has 2,018 sq ft of living space, or 2,356 sq ft with the optional mezzanine. The Urbain model provides 1,622 sq ft of living space on two levels. Jot your questions in the margins: they'll shape the visit.

Dropping by the model home

A new semi-detached home near Brossard is easier to appreciate in person: the light, the ceiling heights, the way one room leads into the next. Eddy Guessous can be reached at 514-812-9633, by phone or text, and at ventes@beacite.com. If you're coming by bus, choose a weekday and book the T34 taxibus; otherwise, pick a time to visit.
