A new semi-detached home near Hampstead, on the South Shore

Living room and stained wood staircase

Founded in 1914, Hampstead was conceived as a garden city: low density, winding streets, generous green space. As early as the 1920s, strict building rules were put in place to protect that character, and the town's housing still bears its mark. In the 2021 Census, 86.7% of Hampstead's dwellings dated from 1980 or earlier, and just 55 had been built between 2016 and 2021, or 2.2% of the total. So finding a new semi-detached home near Hampstead means looking a little beyond its 1.79 km².

The semi-detached house is nothing new to you: it accounts for 8.4% of Hampstead's dwellings, compared with 5.3% across Quebec. BÉAcité offers a brand-new take on it, on Geoffrion and Bissonnette streets, between Avenue des Bâtisseurs and Rue des Pionniers: a single shared wall, a garage, a basement, a garden-level backyard and a private garden.

Want to move in soon? Have a look at the four homes already built. Would you rather pick your own plans and finishes? Start from a semi-detached home you customize.

Why Sainte-Julie for a new semi-detached home near Hampstead

Living room, staircase and kitchen island in an open concept

Choosing a new semi-detached home near Hampstead starts with a change of scale. Hampstead has 3,922 residents per square kilometre; Sainte-Julie, about 620, spread over more than 48 km² (2021 Census). The space you gain comes at the cost of distance: the car becomes the norm, as it already is for 78.8% of Hampstead commuters, most of whom head elsewhere on the island.

A finished home, not a construction site

In Hampstead, building new on a lot that already has a house means a demolition, reviewed by the planning advisory committee and then decided by town council. A BÉAcité home arrives complete: grading done, full landscaping, a garage and an outlet ready to charge an electric car.

Tall, bright rooms

The ground floor has 9-foot ceilings, every room has large windows, and the dining room can have a cathedral ceiling. The kitchen gets a quartz countertop; central gas heating and central air conditioning are included.

Daily errands on foot

In the Vilamo neighbourhood, a pharmacy, a Caisse Desjardins, a public market, restaurants and medical services are within walking distance. Sainte-Julie's local transit is free, and the town has its own public library; Hampstead, which doesn't, instead offers a rebate on a membership at a public library elsewhere on the island.

Planning your visit from Hampstead

Set table and glass of wine on the kitchen counter

Without traffic, three routes come within a few minutes of each other: the Décarie Expressway and the Samuel De Champlain Bridge, the Ville-Marie Expressway and the Jacques Cartier Bridge, or Highway 40 and the Louis-Hippolyte-La Fontaine bridge-tunnel, which is under major repair until 2027. Without a car, a visit is still doable on a weekday, provided you book the T34 taxibus for the last stretch. When to come, which way to go and what to look at once there:

Selling in Hampstead, moving to Sainte-Julie: lining up the dates

New kitchen with white cabinets and light countertop

According to Centris, a single-family house in Hampstead stayed on the market for 93 days on average over the four quarters ending in the third quarter of 2026; in Sainte-Julie, 18 days. Depending on when your sale is likely to close, a turnkey home, a customizable home ready in about four months, or a home still to be designed may suit you best. How to decide:

Snow, trees, contractors: a shorter to-do list

Den with large mirror and armchair

In Hampstead, each resident clears their own driveway and walkways, a tree on private property can only be cut down with a permit, and snow-removal or landscaping companies must hold a permit from the town. These rules protect the town's setting; they also take time. At BÉAcité, an all-inclusive maintenance program takes over, and the sales director will give you its details. What that changes:

Mezzanine, rooftop terrace, finishes: choosing before you build

Mezzanine set up as a home office, seen from above

Enlarging a Hampstead house or changing its façade involves a permit, a review by the planning advisory committee and a council decision. On the 20 BÉAcité homes still open to customization, the options are settled before construction: a 338 sq ft mezzanine in the Duo cottage, a rooftop terrace, a cathedral ceiling, interior finishes, even a pool or a spa. The possibilities, one by one:

With kids: schools, backyard and parks

Bright dining room with a table for six

In Hampstead, 39.7% of households are couples with children. On the Sainte-Julie side, the Riverside School Board places the town in the zones of four English-language schools, and the French-language Centre de services scolaire des Patriotes runs seven elementary schools and one high school there. Eligibility, distances, parks and backyards:

New semi-detached home near Hampstead: your questions answered

How long does it take to get from Hampstead to BÉAcité?

From Hampstead town hall, at 5569 Queen Mary Road, the OSRM route planner counts 43.8 km and about 41 minutes without traffic, via the Décarie Expressway, the Samuel De Champlain Bridge, then highways 10, 30 and 20. The Jacques Cartier Bridge gives a very similar time. At rush hour, allow more. BÉAcité is in Sainte-Julie, not in Hampstead.

Are the homes big enough for a family?

The Duo cottage offers 2,018 sq ft of living space on two floors, or 2,356 sq ft with the optional mezzanine, plus an 858 sq ft basement. Among the ready homes, 405 and 423 each have three bedrooms, and the basement at 423 is finished. The garden-level backyard and the two parks on the site plan round things out.

Can my children attend an English-language school?

Eligibility for English public school is governed by Quebec's Charter of the French Language. The Riverside School Board serves Sainte-Julie: its 2026-2027 guide places the town in the zones of Cedar Street, Courtland Park International, Mount Bruno and Heritage Regional High School. The board confirms each child's file and the school assigned.

What are the sales office hours?

The sales office at 435 Geoffrion Street in Sainte-Julie is open Monday to Friday, 9 a.m. to 4 p.m. For an evening, a Saturday or a Sunday, you'll need an appointment with Eddy Guessous: 514-812-9633 by phone or text, or ventes@beacite.com.

Who builds the homes, and what guarantee applies?

Maisons Pépin inc., holder of RBQ licence 8297-6796-29, with 30 years of experience and more than 2,000 housing units built. Like any new home sold by a builder in Quebec, each house must be covered by the mandatory guarantee plan for new residential buildings; the sales director will go over its coverage with you.

405, 408, 423 and 435: four homes to see

Quartz kitchen island and ceiling-height white cabinets

Each of the four ready homes has its own features. At 405 Geoffrion Street: three bedrooms, a mezzanine and a rooftop terrace. The photos of 408 Geoffrion Street show an office behind a glass door, a kitchen with a wooden island and a living area under a cathedral ceiling. 423 Geoffrion Street is a three-bedroom Duo home with a custom wine cellar for wine lovers, an open office and a finished basement. At 435 Geoffrion Street, the photos show a glass residential elevator, a bedroom with a reading nook and an office with an olive-green wall. All four can be toured; the sales director will set up a time with you.

Maisons Pépin, the builder behind BÉAcité

Maisons Pépin brings 30 years of experience and more than 2,000 housing units: single-family homes, townhouses and condominiums. Its founder, engineer Michel Pépin, has been building new homes for nearly 20 years, notably in Boucherville, Sainte-Julie, La Prairie and Brossard. The APCHQ has given the company five Domus awards, including Builder of the Year. The full list of awards is on our website.

Floor plans to study at home

Before you head out, go through the plans of all three models. The ground floor, upper floor, basement and mezzanine are drawn room by room: enough to judge the space for a table for six or a child's bedroom, and to arrive at your visit with your questions ready.
