Semi-detached or detached near Beaconsfield: what really changes

In Beaconsfield, looking at a new semi-detached home near Beaconsfield often means changing formats as much as changing houses.

In the 2021 Census, 85.8% of Beaconsfield's dwellings were single-detached houses, and only 1.3% were semi-detached, or 90 homes. In Sainte-Julie, those shares are 66.8% and 5.8%; across Quebec, 44.6% and 5.3%. For many residents, then, the semi-detached house is unfamiliar territory. This article takes the question of semi-detached or detached near Beaconsfield point by point: what really changes, and what doesn't.

The Beaconsfield house, by the numbers

Before comparing, it helps to know where you're starting from. In the 2021 Census, Beaconsfield dwellings average 8.5 rooms, and 63.0% have four or more bedrooms. According to the agglomeration's property assessment roll, the median lot is 838 m², and houses split between two storeys above ground (65.8%) and one (34.1%). Row houses make up 7.7% of dwellings, and condominiums 5.0%.

A new semi-detached home doesn't reproduce those numbers, and it would be misleading to claim otherwise. It strikes a different balance between space, land and upkeep, and it belongs to a different era: according to the roll, the median Beaconsfield house was built in 1965, while a BÉAcité home arrives new, with central forced-air gas heating, central air conditioning, quartz counters and the protection of Quebec's mandatory guarantee plan for new residential buildings.

The shared wall: on one side only

A semi-detached house shares one wall with a single neighbouring house. Its other three sides stay open, and BÉAcité includes large windows in every room. That's the most visible difference from a detached house, and it's worth seeing in person: during your visit, look at how the home is laid out around that wall, and where the bedrooms and living areas are. According to Vilamo's listing, the Duo homes rise two to three storeys, plus the basement, with an optional mezzanine and rooftop terrace; the bungalow, for its part, is all on one level.

Lot, yard and privacy

A semi-detached home still has land of its own. Each BÉAcité home has a garden-level backyard and a private garden, delivered with complete exterior landscaping. According to Vilamo's listing, several lots have no neighbours behind, and a pool or spa is possible. The neighbourhood also relies on dense landscaping designed for privacy, and on architectural standards that guide how the homes look. At the scale of the project, the site plan sets aside two parks for the 50 lots, and Vilamo has 600,000 sq ft of green space, more than 15% of the neighbourhood, along with a promenade for pedestrians and cyclists.

Garage, driveway and parking

The BÉAcité semi-detached home has its own garage: a single garage with a double driveway, and an outlet for charging an electric car. The garage measures 294 sq ft in the bungalow, 292 sq ft in the Duo cottage and 260 sq ft in the Urbain model. It will get used: in the 2021 Census, 84.0% of Beaconsfield commuters drove to work, and 90.2% of those in Sainte-Julie did the same.

Semi-detached or detached near Beaconsfield: how much interior space, model by model?

Square footage belongs to BÉAcité's models, not to any particular home:

  • semi-detached bungalow: 1,006 sq ft on one level, a 1,006 sq ft basement and a garage;
  • Duo cottage: 2,018 sq ft of living space on two floors (858 sq ft down, 1,160 sq ft up), an 858 sq ft basement, and 2,356 sq ft with the optional mezzanine;
  • Urbain model: 1,622 sq ft of living space on two floors, and a 652 sq ft basement.

Nine-foot ceilings on the main floor and the option of a cathedral ceiling in the dining room add volume. Among the ready homes, 405 and 423 Geoffrion Street each have three bedrooms, and 423 has a finished basement. If your current house has four or five bedrooms, the question to ask yourself is simple: how many rooms do you really need today? The basement, part of every model, may be part of the answer. During your visit, a few questions will help you compare:

  • which lots with no neighbours behind are still available;
  • which model, and how many bedrooms, suit the way you live;
  • which options are possible: mezzanine, rooftop terrace, cathedral ceiling, finishes;
  • how the home is laid out in relation to the shared wall.

Upkeep, shared differently

In a detached Beaconsfield house, it all falls to the owner: the trees on the lot and on the public right-of-way out front, clearing the driveway, the leaves. At BÉAcité, landscaping is complete on delivery and an all-inclusive maintenance program takes over; the sales director can give you the details. As long as you live in the detached house, the City's rules remain yours to follow: a certificate of authorization to cut down a tree, a replacement within 12 months, and snow from your lot kept out of the street and off the sidewalk. Depending on your priorities, this may weigh more than square footage.

What doesn't change

A BÉAcité semi-detached home is still a single-family house: yours, with its own front door, garage, basement, yard and garden. You remain an owner, as 89.6% of Beaconsfield households were in the 2021 Census. You live in it as you would in any house, not as in an apartment building. What really changes, beyond the format, is the distance: about sixty kilometres. Before deciding, read the article that covers the trip from Beaconsfield to Sainte-Julie, by car or by REM. Conclusion

Semi-detached or detached near Beaconsfield: there's no one-size-fits-all answer. A detached house offers a large lot and often more rooms; a BÉAcité semi-detached home offers a new house, a single shared wall, a private yard, a garage and upkeep taken care of.
